Scotland - Seller or EA to do viewings?

Hello,

We’re selling in Glasgow (although I’m from Ireland). First viewings this weekend.

Seems to be the norm here for the vendor to do all viewings and certainly any houses we’ve looked at that’s been the case.

Would suit me to let EA do it though and they are happy to do this.

House in good condition in a really sought after area so they usually sell
Very quickly (on rightmove since Monday, have 12 viewings booked so far).

Anybody any advice on who better for viewings or if I’m fact it makes a difference either way.

As a buyer I’d much prefer to view a house without the owners present. I’d be much more relaxed about nosing around someone’s home if they weren’t there, and I’d probably remember more of the little details that might make me choose it over another property.

I’ve always done the viewings myself. Ivs felt that I know the properties and the area much better. Also not rushed. Going to view houses, I often find agents don’t allow enough time or send send a clueless assistant to show properties (usually on busy Saturdays when they don’t have enough experienced staff to cover all viewings).

Also in Scotland, always done my own viewings and have only been to one viewing as a buyer with an estate agent. Personally I like seeing the owner as it feels more personal and I feel like they’d be more honest...an owner is more likely to say ‘I’ll take it off the market for the right offer’. Whereas an estate agent is more likely to be cagier.
However it sounds like you aren’t going to have any bother selling it so if you feel happier not doing them I’d just go with that.

Yep, usual for vendors to do viewings.

If you're not comfortable with initial viewings, maybe you could do the 2nd viewings?

I’m in Scotland and have bought and sold several times over the years.

The only time I had an estate agent do viewings, the property took longer than expected to sell.

As a prospective buyer I much prefer to view with the owner as they are more knowledgeable about property and area.

I am in glasgow, sold in December and moving tomorrow!

I initially wanted the EA to do the viewings and they said that they would do, but their flexibility wasn't great and viewings had to be booked in advance, whereas I was able to do the viewings with a couple of hours notice. So I did the first few viewings and then didn't bother trying to book in with EA after that.

Also I think it helped that I was able to answer all the viewers questions during the viewing. I found when I was a viewer with an agent and I asked the person showing us around, they didn't know any of the answers council tax band/average utilities/ how old was the kitchen/when was it rewired.

Good luck! And if u do it yourself let them walk into the rooms ahead of you and leave them at the end for a chat and a wander by themselves.
