Homebuyers or building survey advice

Hi, we are hoping to buy a new house, and were initially wanting to get a full building survey as it's only around £200 more, and I'm frightened of making a very expensive mistake!

When we've enquired we've been told that we should go for a Homebuyers instead, as it was only built in 1987.

The house does seem to have been looked after, and the only issues I could potentially see was that there was a water heater boiler and in one of the bedrooms there seemed to be a bit of water around the sides of the window (I wasn't sure if this was condensation).

Does anyone have any advice on which they might go for please?

Many thanks in advance

For an extra £200 I think I'd go for the full survey. Newer houses have problems as well as older ones, for example there may be problems with the land it was built on.

Definitely go with full survey. Worth it for peace of mind

I’d go against the grain and say that homebuyers is fine for a standard property of that age. It will cover any defects you need to be aware of. The more expensive survey is intended for 75yr old plus properties of unusual construction- thatched roofs etc. But it is your call and no harm paying for the more detailed report but the homebuyers report is intended for properties of this age.
