How to keep costs of an extension down

We’re hoping to do a 110sqm extension we’re in SE, I knows it’s big but quotes are eye watering. They don’t include bathroom, new boiler, flooring, kitchen, windows. Anyone tips on how to keep costs down?
It’s our third extension but the first friends and family helped (not an option now) so was relatively cheap but it was small. The second was a loft extension and was very very reasonable!!

Do all the paintwork yourself, including the mist coat on the new plaster.

Hire a project manager who will in turn hire all the trades and buy all the materials... even with the cost of the project manager I reckon on a project that big you would save 50k

That's assuming your quotes were around the 200k mark.

Have you budgeted for the community infrastructure levy as it’s over 100sqm OP? Didn’t apply to us in the end but I know it wasn’t something I’d heard of before and our builder said some people had been caught out!

Yup over 100 m2 is a big extension, we are doing 50+ meters and we are keeping costs down by removing spec. We are pretty handy so doing our own ripping out, tiling, painting, buying lots second hand ( new and unused but much cheaper) we will do the patio and drive etc. So far we have reduced costs by over £10k + vat it's allowed me to add in the extras to the build we couldn't otherwise afford, like a fancy velux a sun tube for extra light. Etc. It's eye wateringly expensive mind we are also in S.E costs are roughly between £3-4k pm2 when you cost in bathrooms, kitchens floors etc.

Also check the levy statement for your council. Lou is right if you extend over 100m2 here it £365 per m2 as a flat fee. So many of the developments here are 98m2 or there about to avoid the extra £3.5k.

Oh dear god!! Just emailed the architect to find out. It appears that it hasn’t yet come into force here get. I will check and double check again!!

You are right decimal place shouldn't be there it is £35k. Are you sure this is a government paper introduced in November 2010?
