I will have the estate agents in next week after our lovely cleaner has done a deep clean and I have a massive list of (tiny) chores to do this weekend.

I have never sold a property before so I would like to know from those of you who are more experienced sellers, what is the best investment of my time (this weekend) and money?

I am getting properly nervous Blush .

I already have decluttered massively.

Unfortunately I've got a real marmite property so I think it's got to look perfect on the pictures to get people in.

The photographer is coming today and the house has never been tidier!

They went fine thank you for asking!

Eventhough we thoroughly decluttered the rooms there was still a lot of running around moving things out of the way for pictures!

The estate agent will have the listing ready tomorrow or the day after so hopefully we'll have some viewings over the weekend Smile

We're in the frantic "finish all the outstanding jobs" phase before the photos on Tuesday. Hoping ours will be on the market late next week. We've never sold before so I feel very weird about the idea of the world seeing our house on Rightmove, it'll be even more strange having viewings Grin

Hopefully we both find buyers super quick 🤞🏻

Exciting!

We have estate agent coming tomorrow for an initial look and chat. We are not expecting photos yet. Garden needs a lot of work. Have guy coming this afternoon to have a look and quote to clear all along one side.

I’m just getting house tidy etc today. The big declutter and sort out for pictures won’t be for a while I don’t think.

Dh is helping. I was doing a 1000 piece jigsaw over Xmas and he was just putting it away back in the box and managed to drop the whole thing on the floor. Hmm

We paid 1% + vat when we sold ours. The agent 3 fee is high - our 1% includes the legal fees.

@lovelyupnorth it's more like 2% (including vat) once you include legal costs.

We did pick this agent because we have a lot more confidence in her to get the right price. 1k difference in sales price is enough for her to earn back her fee.

I hope we've made the right decision but we'll never know Smile. It's a gamble!
