Buying a new build. Completion date?

Hi, we just paid the deposit and signed contracts and for a new build property with Bellway homes that’s due to be ready around end of May so hoping to exchange this week. Our solicitor has emailed asking if we have a completion date in mind. Do I say end of May? Ask her to check with sellers solicitor? Or should I contact Bellway homes and ask them if it’s likely to be ready by then? I don’t want to complete before the home is ready to move into and I don’t want to complete too early if it’s behind schedule. Hope this makes sense.

You usually complete 'on notice' with newbuilds, a fixed completion date would only be agreed if bellway are satisfied the build is complete. I'd ask your solicitor to check. You can't complete unless its ready to move into

On notice = you exchange contracts and completion takes place within x number of days once the builder issues notice that the property is ready

With Bellaway. They have been building near us for three years. From local experience they give a date and never meet it. Average experience from people I know who moved onto the (very nice ) estate is that the completion date was 10 weeks after the target date resulting in some friends having to camp out with parents as their house sale would fall through.

I would also pay for a professional snagging company to review the house. The quality of the build is shocking. Everyone I know had massive lists beyond snagging. Ie concrete floor cracked due to the concrete having fast drying agent and dried too quickly. Concrete surface crumbling and couldn't have flooring laid without treatment and additional layers. Glazing cracked, block paving sinking, patio slabs wobbling....the list was endless. After two weeks of sale the site won't deal with you and have to go through head office
