Loft conversion - where did you put your bed/wardrobes?

We're mid loft conversion and are struggling a bit with the room layout.

It's what was a traditional 30s 3 bed semi with a conventional hip to Gable conversion.Loft will have dormer at rear with velux at front where roof slopes away.

Original plan was to put bed under velux against the dwarf wall with wardrobes along chimney breast wall adjoining neighbouring semi. However, it's looking like, in order to fit a bed under the velux and be able to sit up, the height of the dwarf wall required will cause us to lose over a foot of floor space. Now thinking of putting bed on chimney breast/party wall with wardrobes in front of dwarf wall to create a walking in dressing area with low storage cupboards going into the eaves behind them iyswim.

Isn't really anywhere else the wardrobes can go as far as we can see. Would be grateful for any ideas as builder awaiting decision on how high to build dwarf wall!

Difficult without seeing the plans, but didn't you think about this when the plans were drawn up?

@MarieG10 yes, but now we can see it starting to go up, there'll be loads of wasted space behind the bed which wasn't evident from the plans which is why we're rethinking.

@caranx considering lower bed frame but greatly limits choice.

What's the dwarf wall height you think is too short?

Just measured and mines 94cm which is fine for bed height.

@caranx. Currently 110cm but thinking of askng them to drop it to 100cm. Did you have any trouble finding a bed & can you sit up in bed? Neighbour has done this and their's is 105cm which is where we got the idea from but they have a slightly different style house and the loft is a bit bigger.

Not seen iours myself yet as involves climbing up outside of house on ladder but going to brave it this morning I think as DH has thrown up these doubts after going up there yesterday!

So the bed frame height from floor is 33cm and frame + mattress is 54cm. It does have a metal headboard so if you're stting up in bed its proud from the wall say 10cm for skirting + metal frame. which helps the height. How tall is your DH?

There's a trend to thicker mattresses these days though so you would have to avoid them too. I deliberately bought lower beds as i hate ones where your feet are dangling like child if you sit on them

I'm 5'7" by the way. Haven't had any complaints from taller guests, guest room has same slope.

One of the beds is IKEA malm frame so widely available.

Do you sit up in bed though? I'm planning on having the bed against the dwarf wall, with a velux over each side of the bed to give a bit more headroom when getting up. Also the bedside cabinets can be easily moved to get access to eaves storage for Christmas decs and other 'stuff' (and hide the access doors).

I wonder if there are issues with noise from rain though.

Neighbours around here have gone for a mixture - I think the bed in the sloped side of the room works best for room layout, plus you can look out of the main window / juliet balcony from bed.

We had ours done about 18 months ago. The bed is against the party wall and we decided against a velux on the sloping roof due to noise concerns. We will eventually have a huge built in wardrobe area under the slope.

Can you have the bed under the dormer and keep the wardrobes on the party wall?

In our last house we had the bed against the chimney breast and the wardrobe against the long stud wall under the dormer. This was a terrace though so not sure if this is different.

Thanks all. Have decided on dwarf wall height of 100cm. That way, either option should work, although will have to be careful on bed height if put under eaves. So difficult to visualise right now!

Our bed is on the chimney breast wall with wardrobes/drawers built into all of the dwarf walls and full height wardrobes on the wall created for the en-suite.

Easier and cheaper to buy a bed to suit than to swap everything around and possibly need to arrange expensive fitted wardrobes.

I'd imagine you'll still have plenty of choice of beds.

We have our bed on the chimney breast/party wall, and a big double fitted wardrobe opposite, i.e. just to the right of the big dormer window. Our bathroom is not en-suite though, we have a separate entrance for it. We decided to go for this so we had the extra wall space in the bedroom. Plus it’s nice to have a spare bathroom that people can use without going in our bedroom. Really pleased with the lay out - don’t think I would have liked the bed being under the roof slope.
