Buying a house - Just need a whinge

Just need somewhere to vent. I'm just starting on a house buying journey with DH. Currently renting in city he is from and looking to buy in my hometown 1 hour away. I'm 28 and we want to start a family so wanting to be closer to my family for support. We viewed 5 houses on Tuesday and fell in love with one, booked a second viewing for tomorrow but got a call today to "reschedule" as they've just put tenants in!!! I'm gutted, we can't buy a house with sitting tenants and there are no other houses in our budget and in the correct area.
To make it worse, my husband works for a big company and he and his team have just been told the contract they work on has been pulled. They haven't had any further information on if they'll be TUPEed or if they'll be made redundant. He only has guaranteed work until April. I have no doubt he'll find a new job but if we don't get going with our mortgage application now, we have to wait until he has passed a 6 month probation. We'll also have to figure out whether he should get a job where we live now or commute to where we want to live.
We are also facing a potentially long journey to get pregnant (I have an irregular cycle and we've tried before with no success) so don't want to put off trying much longer.

It all just sucks.

The probation period is irrelevant to most lenders, if the job contract is a permanent one.

If you see a house you love, put your offer in immediately! In England and Wales it's not legally binding so you have nothing to lose.

Be aware that you can get your mortgage in principle from anywhere and it's very easy to get, it doesn't require a full application. Getting the actual mortgage is much harder.

It sounds like you could do with talking to an independent mortgage broker to get a more realistic picture of what to expect.

TTC - it happens when it happens. Plenty of stories on MN to give you hope Smile

Good luck
