We've just had an offer accepted on our first house and offered with the intention of creating a kitchen diner by utilising the current dining room, wet room and utility space. We thought we'd then make use of the old kitchen to turn into a utility room accessed via the new kitchen and a downstairs toilet accessed via the hallway with space for a built in cloak cupboard.

I have attached a rough representation. The WC space would be cloak cupboard tucked away to the left and toilet door tucked away to the right - opposite each other. Ignore the green plans as this will probably stay the same as currently.

Do you think this will flow? Any better ideas very welcome. Thank you. Grin

wow what a dream opportunity to do something like this, I think the plan looks fab. Maybe squish the WC in a bit and have a corridor that leads through to the utiltiy/kitchen from the front reception area, as it may be a bit tedious having to walk all the way round the house to use WC

I would be hesitant with that plan unless you are comfortable with your living room being a walkthrough to get to the kitchen. It essentially becomes a hallway too.

I agree, keep access from front hall directly into rear kitchen.
Otherwise green living room becomes a walk through which limits where you can put furniture, so you're not really losing useful space by having a proper corridor

Oooh, that (original) layout is identical to ours! I want to build an extension at the back to make a nice big kitchen, and put a shower room and utility where the current small kitchen is. I’m intending to keep the original front room and dining room separate, though - I want some space with a door to shut to hide from the kids in!

think about the route sewage from the WC will take to the sewer. you are moving the wc a good 3 or 4 metres from its current location. where is the pipe going to run, taking into account the need for a minimum gradient along the run, and every change in direction multiplies your potential for expensive blockages.

Could you keep a corridor through the kitchen (which also gives access to both sitting rooms) and have the wc and also utility "stuff" all along the right hand side? - if it's wide enough. Could all have sliding doors over it or something.

Thanks for the replies. I agree about the walkway through living room, that was my main concern and I just wasn't sure it would flow well. Reading through the suggestions to try and visualise now. I think ideally access from the hallway would be directly into kitchen through one door and then a living room with another.

@Copperleaves thanks for the suggestion I think that could work better! We'll have to go back and have a proper look and measure up soon but yes I think it is wide enough as the kitchen currently has units either side with a decent amount of floor space in the middle.

I've stayed in a couple of holiday condos that had a Utility Cupboard like @Copperleaves suggests and they work really well. You need space in front of laundry appliances to load and unload them but the rest of the time it's wasted space. I've used Utility cupboards that provide everything my own "full" utility at home provides but in a third of the floorspace.
Pocket doors are ideal as they give you full access but keep the corridor bit clear.

I like the utility cupboard with sliding door, I'd like a sink in the utility room though so I'm not sure that'd work in a cupboard type space. I'll check out some designs though

Thanks for the advice, we've decided we'll instead extend the hallway into the current kitchen space and split into a downstairs toilet on the front right maybe using a bit of under stairs space and a boot cupboard on the left with a door straight through into a utility corridor. I saw a great example online but I can't post photos on the app for some reason.

You can definitely have a sink in a Utility cupboard,
Use all the wall space above the appliances too.
I have a plastic folding step stool from Dunelm which takes up next to no room when flat, and I can reach top of wall units using it.
