Buy to let flat - amtico / karndean?

I have a buy to let flat in a purpose built block. I need to replace the flooring, which is currently carpet.

I don't want to replace with carpet again as it is less popular with tenants (hardwood style flooring flats let alot more easily, looks more modern), and the cost of carpet cleaning over the years.

I don't want to get laminate as I am concerned about noise complaints from the flat below.

Does anyone know how vinyl floors compare with carpet for noise absorption? I know you can get sound proof underlay which I can do.

BTW there are no clauses that stipulate that you can't have hardwood flooring, but I don't want to do something that will affect relations with neighbours.

I don't think anyone would be complaining from other flats if the floor is laminate, i'm sure some of them have laminate flooring too.

We have a reasonable quality cushion-floor type vinyl in the large kitchen diner of our 1st floor rental flat, no complaints from downstairs, but we have carpet elsewhere.
I would think Amtico/Karndean a good choice, and certainly less noisy than wood or laminate (which can both be extremely antisocial for neighbours) - but they’re both pretty expensive. Maybe that’s not an issue, though.

Thanks for your responses, yes they are more expensive but it's a flat that I intend to keep not sell so hoping it will make my life easier in renting it out and cleaning over the years.

You can get special acoustic vinyl. For cost, Karndean ranges go down cheaper than Amtico. Karndean's Knight Tile range is equivalent to some of the cheaper, more commercially minded companies like Polyflor.

If you're anywhere near Evesham, the Karndean Design Centre is well worth a visit. They are extremely helpful and will give you multiple full size samples to take home. They also have every flooring from every range (it's huge!)

Oh and both Karndean and Amtico do very long warranty periods, so I wouldn't worry too much about it being trashed. I think Karndean now do a "lifetime guarantee" on all their ranges, which is multiple decades (can't remember exactly)

Vinyl tile is basically prettified commercial flooring so is very hard wearing by nature.
