Slade green - Erith

Good evening all,

It’s a first time buyer here - I’ve come across a lovely 2 bed house located in slade green, erith (Jenningtree road). I’m not familiar with the area and I’m hoping someone could advise what it’s like around there.. is it safe, a good place to start a family etc.

Any help would be appreciated

Sadly the same applies to this place as the last one you found.

Tbh, to live somewhere nice on the budget it’s a case of either settling on a share of freehold garden flat or move out of London and pay ££ for commuting.

I used to live in Erith, and worked in Slate Green. I wouldn’t want to raise a family there, to be honest.

@JoJoSM2 aaarrgh this is so difficult! Would you say Welling or Sidcup were any better? We’ve seen a few houses around both that we think are worth considering..

Welling is fine. I have been living here for the last few years with no issues at all.

Welling primaries look fab, secodaries average with a grammar option. Sidcup looks ok but not as good as Welling.

Basically, this is where you can find out about local schools. Worth checking the ones near you potential house as agents might misname areas to make them sound more desirable.

I'd say no to Slade green, Bexleyheath & barnehurst have some nice areas, welling is ok too, shooters hill area of Plumstead is also nice. Upper Belvedere is nice. Boat all hill area of Abbey Wood is nice too but with cross rail it may be too expensive. Further out look along A2 and surrounding areas

Plumstead and Welling are nearby and quite family-friendly. Parts of Plumstead can be rough but it's pretty obvious from the pricing/ using your eyes when looking at places. What's your budget / what are you looking for ?

A friend moved out of Plumstead after having a baby. She found it to be all children’s centre rather than Gymboree or Busy Lizzie etc.

I don't think it's the worst place in the world and Erith is being regenerated. In the distant future, there are plans to extend Crossrail through the area. It is relatively cheap for housing. Sidcup and Welling are nicer areas but probably a bit more expensive as there are more amenities. Have you looked in Dartford?
