How would you extend this house?

Hi,
This is our semi-detached. We share the wall to the left of the image (where the chimney breast is), and to the right side of the house there is a side return of 2m.

We would like to add
On the ground floor : a W.C. (with shower if we can’t put it upstairs), a utility big enough for airing laundry indoors, a kitchen diner with a table for 6, a storeroom

On the 1st floor: another double room, a family bathroom if possible, if not the. This would go on the ground floor.

The main reason for the 4th bedroom upstairs would be from an investment point of view as atm we wouldn’t make a profit on extending on the ground floor with my big wish list! ;) Also, i work from home 1 day per week and need a study to house books and workplace away from mayhem!

If you would be so kind to share your ideas (and sketches!!!!) I would be most thankful.
Just trying to convince DH that it’s possible.

Forgot to mention that the kitchen is currently east facing so gets sun in the morning and current lounge/diner has lots of light as it’s west facing with glorious sunsets...

can you do a loft conversion and then make bedroom 3 a bathroom with shower. 2 bedrooms or office in the loft.

What sort of size is the garden?
For what you want to achieve on the ground floor you'd need to extend out the back, I wouldn't use up the whole side return. And only 2m doesn't get much additional space after bricks insulation etc

If it's a semi, are there lots of similar properties on your road with the same basic layout?
If so, have a wander around your area and play "spot the velux" to identify houses with loft conversions. If possible, walk round the road behind yours and look for dormers. Then check out local Council planning portal for internal plans. Even if they have extended under Permitted Development, there still might be plans in the Buliding Control section.

Our garden is generous so we can extend into it with no problem.
Actually in the area there aren’t that many semis like ours as there have been new terraced houses going up plus a combination of Victorian detached houses etc. I’ll look into the building control section as suggested!

Thinking of costs, one way of keeping these down would be to use the current kitchen to house the utility and downstairs cloakroom and maybe do a proper hallway storage space for coats etc?
The view from the kitchen isn’t that amazing and at 3x3m it isn’t big for another reception room plus utilities are already there. What do you think?
Also, it we were to extend into the garden at the full width of the house to do a say 6 x 4 m kitchen diner and sofa area, would there be scope to add another bedroom on top of it with en-suite?
I was told by a friend that comparatively adding a loft bedroom with en-suite is more expensive than doing an extension which partially is double-storey.

do a feasibility study on both, ie get quotes and see whats the most inline with your budget.
