Bathroom refurbishment quote

TiddleTaddleTat · 14/01/2020 21:51

Help! we are getting quotes atm for a full bathroom refurbishment (current one is 1960s and v dated). Having done most other jobs on our renovation on a DIY basis we are a bit shocked by how expensive it all is.

We only have the one bathroom and toilet so want it done quickly and a single company managing trades offers this. Quote below is from a locally recommended company of tilers and plumbers who say they will do it in a week and leave a working toilet every night:

Remove existing bathroom suite.
Remove existing radiator.
Remove tiles and flooring.
Supply and fit wall tiles to the value of £20 per square metre.
Supply and fit no more ply to floor prior to tiling.
Supply and fit under floor heating and touchscreen thermostat.
Supply and fit floor tiles to the value of £20 per square metre.
Supply and fit dimmable led light fittings.
Plaster walls where required.
Supply all pipework.
Remove all rubbish.
The following to be supplied by customer:
Fit bath, Bath panel and bath screen.
Fit shower.
Fit toilet.
Fit sink.
Fit towel radiator.
£4400

Yorkshire. Seems a bit steep on the labour given low cost of materials they are providing but thoughts please? Tips? Help!

Found on web:
Does Your Bathroom Need An Extractor Fan?
If your bathroom has an openable window, it does not require an extractor fan to meet building regulations. However, they're generally required in any new build, especially if natural ventilation sources aren't sufficient.

Thanks for all these responses!
I am trying to obtain a like for like quote but have struggled to find another team of contractors such as this one. Spoken to a local bathroom showroom who said as a ballpark it would be £6-7k with around half of that on labour and half on materials and take 2 weeks. But they haven't seen the space.
I usually get 3+ quotes but it's just that the bathroom is the next house job and we can only do other things (decoration, joinery in hall, carpeting) after it so I'm rushing a little. Earliest they could start is April.
I'll bring in some more quotes.

We paid £7k in North Lincs for a full bathroom refurb. modern house 15 yrs old. fully tiled, underfloor heating, large towel rail, shower over bath. built in cupboards

Nothingoriginalhere · 15/01/2020 07:34

sorry also with led lighting fitted into mould resistant ceiling panels and extractor fan. shower is aqualisa

TiddleTaddleTat · 15/01/2020 07:34

In answer to a PP the space is about 7ft x 8ft and currently all walls are fully tiled.
They have come recommended through a local Fb group and lots of good online reviews. Haven't found anyone I know personally who has done their bathroom recently ... everyone seems to put them off for decades as houses only have the one toilet it is so disruptive !
Will ask to see previous work - good idea

I'm having my en suite done with a similar sounding amount of work and the price is about the same as yours. Total cost will be just over £7k once all furniture, wall covering etc are taken into account which is £2k more than I had hoped to spend but so far its looking so nice that I'm feeling a bit happier about the extra ££. The only thing which did totally shock me was the £110 (incl VAT) for the loo seat just so it matched the new vanity unit Grin Apparently it's a good quality as well and will last forever.......................... [hmmm]

Bathroom quote for slightly less work came in about £1k lower.

I'm East Mids and using a plumber who is just starting up on his own - recommended on FB by family but he seems to be doing a good enough job and is putting up with me faffing and fretting about stuff.

You will have control over the price you pay for the extra furniture but it does add up very quickly!

I'm greater Manchester and we are budgeting £6k for ours. It's a tiny bathroom
bath and sink plus radiator. Toilets are separate.

So these posts are reassuring we will get it cheaper! Happy if it comes in much lower than our budget!

I don't want high end or anything. But a good job done well. Our budget also includes for unexpected things like bad plastering/flooring etc under the diy job that's been done before us.

TiddleTaddleTat · 15/01/2020 12:21

Absolutely, budget for the unforeseen, I guess the quote I've had takes this into account - they said behind tiles would almost certainly need replastering and floor need levelling.
Thing is we will only have £4.5k by April, and that's with saving as hard as we can.
So I guess we'll need to wait longer and expect 5.5-6k.
Think I'll take off underfloor heating though , as I'm a bit freaked out by the idea of tiles being very heavy (it's a first floor).
Or could have a soft floor like rubber? Installed sheet rubber bathroom floor in a previous house and it was really nice actually.

Had another bloke over to quote, he comes very highly recommended indeed (through friends). But we'd be lucky to get him to do it within the year and he did say he's already quite far behind... seemed pretty stressed tbh

We have the decoration of the whole house to do as well as flooring. Plan is to start upstairs with the bathroom because of disruption of carrying baths etc upstairs and risk to damage new paintwork and joinery. However if we go with this guy and wait for him to become available we'd have to do upstairs decor, carpeting and joinery of banister before the bathroom. I don't think we can put off these things and face another winter without carpet though due to drafts and needing storage to be sorted.
I suppose people must get bathrooms redone in otherwise decorated houses though?!

The carpet should be ok if properly protected. I’d probably leave painting the walls of the hall/stairs until after. All other rooms could be decorated.

NoParticularPattern · 17/01/2020 08:05

Sounds about right in all honesty (Yorkshire too). I’m expecting our quotes from the plumbers to be similar. We are ripping old out ourselves, own builder to skim/board to what we need and supplying vanity/toilet/tiles for them. So they have all the plumbing to do (not straightforward as needs a pump for a shower and doesn’t currently have one so £££ in accessing pipes etc in this infernal establishment!), tiling, supply and fit shower/tray/waste/towel radiator/extractor etc plus fit what we are supplying. We aren’t having underfloor as would be further £££ But we aren’t tiling the floor (vinyl). I’d be delighted if ours came in at £4K but I’m expecting £6k (because apparently decades of DIYers doing stuff to a house does not make for an easy in/out job 🙄)

TiddleTaddleTat · 30/01/2020 08:02

Just got back to the first bathroom fitter/tiler and asked what the reduction would be if we supplied tiles. He's said £260 off, doesn't seem like much? So £4000ish and we supply tiles and fittings.
At the moment this is the only quote we've got from small trade outfits. Next option is getting a quote from an independent showroom but they've said for a bathroom of this size it would £6-7k.

OP posts:
Oddbutnotodd · 30/01/2020 08:24

I think the quote sounds fine. I think it will take longer than a week though. I paid more than that 5 years ago but did have an extractor fan fitted as well. Good tradespeople are worth it in the long run. Shoddy tiling etc will annoy you long after you have paid for the work.
I had underfloor heating installed in an en-suite and also had to pay for an electrical check for the whole house - another £150.

TiddleTaddleTat · 30/01/2020 08:32

Thanks, I had the ufh removed (-£350) from the quote and an extractor fan added (+£120). Yeah I think it realistically will be longer than a week. It's just our only toilet / shower etc so I'm bracing myself for huge disruption.

TiddleTaddleTat · 01/02/2020 10:54

Well the second guy has got back to me with a quote of just under £3k but we'll have to wait up to a year. Comes recommended so going to go with him
Thanks for everyone's help
