Buying a 1970s conversion of 2 cottages

We're in the process of buying a house that was a 1970s conversion of 2 1830s miner's cottages into 1.

The house was sold in 1999 and again in 2008 to the current owner. The current owner converted one of the loft areas into a small loft room about 5 yrs ago (not used or advertised as a bedroom) but doesn't have regs for this. I know this could be resolved with indemnity insurance.

Our solicitor has asked for evidence of any planning approvals and or building regs documents, but it's now starting to look like there's no paperwork for the older conversion work done by previous owners.

If you've experienced similar, here are 2 questions:

1 Is this resolvable?
2 How could the house have previously been sold without this paperwork?

Is it listed? If so when was it listed?
Is it one title deed/ one address or two?
Would you accept an indemnity insurance?
Unless it is listed the chances of there being any implications this long after the alterations are virtually non existent but do talk to your solicitor.

It's not listed, it has one land registry title number and the address is expressed as numbers XXX and XXX Somewhere Street.

I don't really have any major issues with taking out indemnity insurance for it, but if you could see any risks with doing this, then it would be useful to hear them - not had to deal with this on a purchase before.

If it's not listed then I don't imagine that they will act on alterations done 50 years ago. I am not an expert though. What does the solicitor say? Have you had a surveyor to check for structural soundness?

Our solicitor has sent queries to vendor's solicitors to clarify if there's any documentation, just waiting to hear back. Full structural survey was done on Tues, waiting for the report.

Just trying to work out what worst case scenario is if there's no documentation for conversion as I wasn't sure how that would play out.
