Did your extension cost anything like the 2k per m square rule of thumb?

Got planning permission for a 27 m square extension (over 2 stories it's 27m Square in total). So in theory even taking into south east extra and allowing 3k per m square it will come in under 100k, but no one seems to pay that little round here.

So before I go through the quotes am curious to know if yours was anything close to the guide??

Ok. It was just a thought to get better value for money and possibly a better shape of room. My house now cannot be extended any further, so I do understand.

Because our house backs on to a protected woodland with known bat roosting sites we had to survey the house and get sound and visual surveillance of our house before they would grant planning. Just in case we had bats using the loft, thankfully they weren't otherwise the costs would have spiralled. It was quite funny as we had people with vision goggles and loads of computer tech sat looking at the roof for hours soon hours, while we were just getting on with stuff inside. It's a lovely location but it has costs ££££ extra to confirm to all the extra conditions. I just keep reminding myself it will be worth it when done. Building starts in 6 weeks, we have been waiting for our builder since October.
