Survey finding WWYD

Looking for advice please.
We had structural survey done today and surveyor gave us a call to go through it. The bungalow has a pitched roof which is fine apart from needs refelting, but the extension and garage flat roof, plus their guttering needs replacing immediately. Not a cost we had factored in but can cover it.
We want it regardless and did get 5k off asking anyway. The WWYD is to speak with the EA about renegotiation on the flat roof replacements (which would delay our moving in and cost us more in rent) or leave it?

We are leaning towards swallowing it, BIL thinks between 5 - 7k to replace both roof incl timber but it isn't small change I guess

Definitely renegotiate! If your surveyor reported it then so will the next potential buyer. Ask a roofer to give a quote and then try and get half off. It doesn't matter that you have already got £5k off asking price. The agent will be pushing the seller to reduce as it wonit impact their commission much and their work will be done.
If you don't ask you won't get!

I would try renegotiating, it might not take as long as you think. You have paid for the survey and invested time already, why not just try and see what happens.

I’ve been in this position as both buyer and seller. I’ve always split the cost in half with the other party.

Flat roofs are often a problem. They can “pond” and water ingress causes big problems with the exterior finish and sometimes rot in the timbers. You need to know how much needs replacing. If it’s just the external covering it’s not too expensive. However as guttering is involved, it sounds like a bigger job. £5000 won’t cover it. Ask for at least double. However if it’s not worth very much the vendors might not agree if it’s a big percentage of the price.

Was the bungalow priced to take poor condition into account? Or was it priced as in very good condition? If the fiat roof is poor it’s not been looked after. Price point would also affect reduction for work. Did you think it was perfect or were you expecting issues?

When you get the roof re done: ensure your builder builds a fall (slope) into it. This ensures the water drains in one direction - into guttering. It prevents ponding. Get the best finish to withstand heat and wet. Don’t skimp or you’ll do it twice. Alternatively get a pitched roof. Flat roofs are never great.

Why would there be a delay? They either agree a price reduction or they don’t. Most people want money off if an expensive daily is found. This is an expensive fault and you don’t know the full extent of the problem.

Thanks all, not expecting those answers. It would be the external covering, timbers and guttering. BIL would do the work and DH can plaster the room once done so we think it's a reasonable cost but definately not one we had foreseen and would rather not be in this position.
The delay would mean it having to go back to the mortgage team if there was a reduction and the vendor is away for 5 weeks, back early Feb. Also the flat roof is above a bedroom and BIL trying to squeeze this job in.
It won't hurt to speak to the EA I guess. We don't get the report until next week so they might want that which is another week of waiting.
