How many viewings before you had an offer?

Nervy first time seller here. I know I may as well ask how long is the piece of sting behind my back, but I’m trying to calm my paranoia! The house went on the market on Boxing Day and we’ve got 17 viewings booked in, starting at the open day next weekend. I’m desperately hoping that’s enough for a sale! Part of the reason for the worry is that our house is a fair bit bigger and nicer than anything else in the area (which overall is a bit crap, but our cul-de-sac is the nicest street on a rubbish estate), and prices higher than houses usually sell for around here. But again, ours is a 4/5 bed extended, with a really lovely kitchen etc and others are usually 3 bed and a bit run down.

Houses seem to sell fast here, as it’s a capital city, but I am scared that we’re priced higher than the average for the area, even though the price seems fair for what you get!

My house had an offer on its first viewing of the asking price. Estate agent advised no. Actually had about 4 subsequent offers before we got to a number I wanted to call a halt on before it got too mad and I was worried it would fall apart .
Same as you, lovely house in an alright street but really good postcode, and I ended up with what I thought was an excellent fair price.

My husbands took a while. Maybe 2 or 3 months and he got probably 15k under his asking price, but the house we subsequently purchased together, was 25k under the asking price... It is hard to know what will happen with any individual house really.
If its a good big house and your street is established, you'll find that it may be very attractive to people who grew up in that area and want to move home. All the best with it, and I hope it flies off the market.

Sold a house recently which had 15 viewings - offers at asking from viewer 3 onwards and accepted offer over asking from viewer 7 or 8 (offer accepted subject to honouring further appointments made (hence further viewings) but no further marketing other than taking details of those interested.
All very stressful and I hope yours goes smoothly (as smoothly as poss anyway). Interest in yours sounds good.

We had an offer first viewing of the first day on market but it was for £118k and house was marketed at offers over £125k. Would have been mad to accept that so continued with other viewings. 4 other viewings booked in that week and accepted offer of £125k after being on market for a week. We probably could have held out for a bit more, but we were in a race to be proceedable with another couple on the house we wanted to buy, so we decided to run with it to be able to offer on the next house.
