Downstairs family bathroom

We're going to view a house this evening, the family bathroom is downstairs (off the hallway, not off the kitchen or anything) but there is an en-suite upstairs off the master bedroom.

I'll have two young boys, would this be a huge pain once they start getting up in the night for the toilet etc? I'd not be bothered about them coming through our bedroom to use the upstairs toilet. I'm thinking when they get older they might not want to do this. I also have an older step son but he doesn't tend to wake up for the toilet.

There is a downstairs extension and it looks like next door have done the same but on two levels so one day we'd probably be able to extend on top and have a family bathroom upstairs, but probably not for a long time.

The house otherwise looks perfect... in the same area we'd never get three big bedrooms with an upstairs bathroom, the downstairs bathroom seems to be the thing bringing it just into our budget.

If there’s no upstairs toilet apart from the ensuite then I don’t think it would work for me.

Young children can take time to settle at night and sometimes decide they need a wee but if they’ve had to go downstairs and you’re all still down there watching tv etc it might be hard to get them back to bed.

With regard to using the ensuite I think it would end up bothering you, it certainly would me.

I think as the children get older it will bother you if they use the en suite on the night. A toilet accessible by all on the sleeping floor is a prioority for me. That said i dont mind the main bathroom being downstairs and this its better in someways.

With the en suite upstairs I wouldn’t mind.

We have a downstairs bathroom. I was a bit concerned about it but it works out well.

The disadvantage for night time visits to the loo is counter-balanced by showers and baths not waking anyone else up.

Can you give access to the hallway from the ensuite?

Yes! Would put me off, even for just the two of us, (the required number of working showers for 2 people I have decided is definitely 2 - yes plumbers is needed)

Been there, seen it and done it. Wouldn't go there again. Was a pain to sell as well as it out loads off

Yes it would and did put me off houses when we were viewing them. I’ve two young children one who which gets up during the night and takes himself off to the toilet so I wasn’t keen on the bathroom being downstairs. Also for showers/baths we weren’t keen on going downstairs for one when all our things to get ready were then upstairs in bedrooms.

Without young children no problem. Now with 2 preschoolers I wouldn't I'm afraid, just such a big thing to be inconvenient.

Its sounds like my old house. The only time it really was a problem was when the children were ill and needed to get to the toilet in the night to be sick.

My first thought was ill people traipsing through your bedroom too. We have our shower downstairs though and love that it doesn't wake everyone if you're up early.
