Extention how much did yours cost?

We moved house in the summer the house is lovely but i feel i need another downstairs room, before i get carried away with pinterest, could you give me a rough idea if how much your extentions cost? Obviously the size and what not would be helpful.

Ours is on going but it's 10sqm probably expecting it to be finished for about 18kish. But that is with us doing a fair bit and me project managing each trade separately.

35 Meter square extension. Included a new utility and kitchen so both required fitting out. Plus all high spec laminate flooring and two new external doors.

Very high spec overall and included underfloor heating. £75k

Blimey this is eye opening!

We want to extend our kitchen by 10sqm with 2 Velux and French doors and the cheapest quote has been £22k. Our budget is 18k but it seems unattainable on the outskirts of London.

Oooh this is interesting much less than i thought, we are in central scotland so i could probably knock a couple of thousand most of these prices. I'm thinking 20 sqm is enough for a family room with dining table and a sofa, i have outside French doors that i think could be reused.

Sally, is that for the whole thing including the new kitchen as well, or just the shell of the new space.

I would be very wary of reusing doors etc. Once fitted it is a lot more difficult to change them.

For info. Our price above included sliders covering 5metres. View out is amazing and really pleased with the quality.

Only thing is don't pro rata the price to the size as isn't proportionate in that regards. Also I have commented on other threads and it is good you are going for a building regs compliant build and not a conservatory temporary greenhouse!

callme the quotes are just for the building as we're just adding the space at the end of our kitchen for extra living space.

We started looking into the works a couple of years ago and were quoted £15k but then we went ahead with a loft conversion instead. In that time the prices have seemed to have shot up in the London suburbs.

It's pretty frustrating as we have most of the money saved up but are reluctant to borrow the extra.

We have just started a 2 storey extension in Central Scotland, knocking existing garage down and extending slightly. The footprint is 28sqm. The quote for master ensuite and study upstairs, utility, cloakroom and family room downstairs is approx 75k. This does not include any finishing eg decorating, flooring or fitting bathrooms/utility. We expect it to finish at about 100k.

We couldn’t reuse French doors as weren’t new enough to comply with current building regs but did get £300 on EBay for them.

Our house is only a couple of years old so hopefully the french doors will be usable.

Probably will be able to use them as long as not damaged getting them out.

What makes a difference to price is structural work. If you are just adding a room on the back and not opening up an outside wall then it will be a lot cheaper. For example our 35 M build made a space of over 60 square metres but involved significant structural work with huge steels across the back and side of the house.

What is staggering is the massive difference in quotes.

Separate thread but if you go ahead, then make sure you have a contract. We (DH🥴) drew ours up
