Can I put an offer in when I don't have a mortgage offer and still need to sell my home?

Hey, I've only bought once, 12 years ago but I'm now in a position to move again. I've seen a house I like but it might take me 6 months to get my house sold, mortgage offer etc. Can I still make an offer?

You can but they might keep the property on the market as ‘under offer’ instead of ‘sold subject to contract’.

We did with our current house and we're lucky the vendors gave us a few days to get ours up on the market etc as they could see how serious we were about buying.

We went and saw the house on the Friday. Mine was on the market by Monday am and I had 3 full asking price offers that evening so it all worked out well for me but it wasn't until I had those offers that the vendors agreed to SSC and properly accepted my offer. They had other viewings scheduled for later in the week just in case

Thanks commoncoot, I think my area is not moving so quickly, this property has been on the market for 4months and reduced yesterday. I think I'll organise a viewing

Tbh, I think go and look. But as a seller I wouldn't accept an offer unless you could proceed.

if you use the same agent as the vendors of the house you like and "price to sell" (assuming you can afford to accept a low ish offer in the interests of speed) then you may be able to get the agent on your side as it will be in their interests to make a quick sale for you in order to then make the sale on the place you want. so two lots of commission for them.

You can try. I wouldnr accept your offer, especially in a fast moving area. They could wait 6 months and then face all the problems you come across selling a house.

As of yet, you cant even prove you could get a mortgage.

We're in the middle of buying/selling and tried that with a house we loved and were told to call back when we were proceed-able (sp?). To be fair they were right to do that because it sold long before our place had any interest.

I think estate agents are just very wary at the moment. Where we live it used to be they wouldn't let you arrange a viewing until you had your agreement in principle. Now I've found some not letting you arrange one unless you have an offer on your property (obviously assuming you're not a cash or first time buyer!).

We sold earlier this year. It took a while to sell but we were prepared for that. One of the requirements we had was that people who viewed were on the market themselves or had mortgage offers in place. We also refused 2 offers from people that weren’t proceedable / hadn’t sold. I know that sounds harsh to some degree but having sold before and had people / tyre kickers to view when they either weren’t on the market or had no mortgage offer in place it proved a pain in the ass so we decided to be stricter. Go and view by all means but you may get quizzed by the EA when booking a viewing and they may put you off until you’re on the market or sold yourself.

Is your house on th market? Generally you can't if it's not even on the market. If it's on the market you can but will be required to provide proof of funds soon after, which will be your mortgage offer.

And if you do, all you do is declare how much you want the house and they will be less likely to negotiate.

No one will take you seriously until you have sold your house and you have a chain in place that can progress

We did this and the vendor wanted to accept our offer but it didn't actually remove it from the market until our house was sstc . Couldn't blame them. Fortunately for us it all came right. We moved in 3 months later Smile

I wouldn't accept an offer unless you had got your house on the market and had an offer yourself.

You can try but I would accept it or would leave the house on the market.
