Paralysis in making a house decision

We have sold our house and there’s not much on the market for us to buy. There are a couple but they are not perfect. I feel completely paralysed and can’t make a decision. Offer low on one of the not perfect ones or wait it out and rent somewhere in the meantime?

I’m worried I won’t ever be able to make a decision!

I think the problem can be that you wait for the exact right house to come along but nothing really ticks all the boxes.

However it’s odd that we have to make a huge decision like this under pressure.

If you don’t find something you like then rent in the short term.

I wouldn't want to buy a house I wasn't excited about.

You will be a buyer without a chain so in a good position to negotiate.

I'd wait - houses will start coming on the market after Christmas - we're waiting to sell a house in our family (private) til after Christmas becuSe it's a dead market

North facing garden is a no no from me.
But you do need to get a move on. Try not to waste money by renting. Just get on it. Smile

I would wait until after Brexit because there will be loads of houses on the market after that. A lot of people have been too worried to move because of the political situation but I know a lot of property Lawyers and they honestly think there is going to be a housing boom next year.

There will be more houses on the market in Jan. There's also rumor that stamp duty will be reformed in the new budget in Feb, probably worth waiting till Feb/March settlement.

You can never change the direction of a north facing garden so if that's important to you don't buy. Other things like kitchens or layout you can sort of improve over time

For overpriced properties, you could try a much lower offer. With the garden, N facing is less desirable but needn’t be that bad. However, I agree that if S facing is important to you, that could be a compromise too far.

Nothing wrong with a North facing garden unless the house shadow put in shade. So depends on the size of the garden.

The garden is a decent size but I quite liked the idea of a patio off the kitchen instead of at the far end.
