my solicitor is really f*cking bugging me!

She's a licensed conveyancer actually, not a solicitor. I' m in a chain of just 3 so you'd think it would be straightforward....

I've had survey done, all fine. Searches been ordered. Draft contracts done, enquiries being raised.

She's just got a way of winding me up even via email, she just seems so nitpicky and non commital about everything. When I asked about a tentative date she just says "I note your comments, we can discuss the completion date once I am in position to report to you and your lender and you and your lender have confirmed that you are happy to proceed."

WTF??? is this normal?

user but it couldn't become practice if solicitors didn't enable it. We're seeing this shift even in commercial property sales where there is no reason for it. I've heard it being blamed on increasing workloads so solicitors can't commit to completing paperwork on time. But it's definitely worse than the old system from a client perspective (and I'd argue even from a solicitor's perspective). Are companies advising solicitors to avoid dates? Is it because they've realised there is no penalty from clients if dates and sales slip?

It reflects the fact that we often in a chain scenario.
So I offer get an offer in,it is subject to the purchasers selling their own house,the purchaser gets an offer in it is subject perhaps to a couple selling 2 flats.No entry can be agreed until the end of the chain is reached.

I don't enable this system,believe me if I can avoid it I do

I am sure that vast majority of solicitors dealing with residential property agree with me

I apologise for my earlier comments about solicitors. I am speaking only from my own experience which is incomplete.

It must be very frustrating for you to have to deal with. Why do you think this shift has occurred? What has changed?

Took us six months even though we were not relying on selling and only one house above us in chain. Last six weeks were spent waiting for one piece of paper to move between three solicitors, two of them were just a couple of minutes walk apart. It takes as long as it takes. Actually I found the estate agents of the house we were buying invaluable, keep talking to them as they need the sale because they get no money until it all goes through. They will sometimes ring the solicitors for you and chase them too.

It is basically where we are now
People won't commit to a purchase until they have concluded missives on their sale and an offer of loan on their mortgage
Up to very recently most people would still feel committed and wouldn't pull out,but even that seems to be happening more often
We are now very much in the same position as the English system
Which is very sad
Very few offers have a set entry
Almost all saw' entry by agreement
Can't really issue a formal acceptance of the offer until a date of entry is agreed
Got 2 offers in today,neither had a set entry
