Loft conversion not as master plus en suite

We’re thinking of getting the loft converted in our 3 bed Victorian terrace. DH doesn’t want our bedroom up there (pure laziness). Everyone we know who with a conversion has a smart master with bathroom and sometimes walk in wardrobe.

Anyone used there’s for something else?

For info we have 2 kids (3 and 4 mths) very occasional house guests but we do each work from home once a week.

Oh - you probably do this already, but if you look on your local council's planning site you can find a lot of internal loft layouts where neighbours have converted. I was quite open in asking neighbours who I vaguely knew if I could see their lofts - people who have had the conversion done are usually sympathetic because they had the same decisions to make.

Ack, keep thinking of something I missed ... last one:

Although it's not our bedroom, we did plan our layout thinking it could be described as the Master suite when we sell up. That's easy with just the one big room and bathroom layout, would be harder with 2 bedrooms up there.

I can't see how a loft would be that useful for little kids as a play area. They'll probably love it as teens, though.

I'd have a study/guest bedroom up there + try to find a space for a laundry cupboard with a stacked up washing machine and dryer to solve the issue of laundry.

I'm looking to upsize to a 3/4 beds currently, currently pregnant, and as nice as it sounds and looks, I have rejected multiple houses with loft conversion after thinking about the logistic side(with/without bathroom).
It's very difficult to use it as master bedroom with young child (sleep up 2 level, I would like to know and hear what's going on personally, and unsafe to carry infant/toddler down 2 levels), and same with OP, my husband doesn't want to use it as study as we have dogs don't want the dogs to up that much stairs, and the only guests we have most likely will be our parents - who would be difficult for them to travel 2 levels up.

I have two rooms and a shower room and it will be sold as the master suite with a bedroom and dressing room (being fitted out at present)

We have two medium sized but still double bedrooms and a bathroom. Currently DS8 is up there and the other room is a guest room, we have people staying constantly. Other DS is on first floor in the box room (although it a big box room) at the moment but will move up to the other loft bedroom after his 4th birthday. Box room will become study and second bedroom guest room.

I wouldn’t want to be above DCs, I’d always want to be between them and the ground floor. Playroom wouldn’t work, does anyone actually have kids willing to play more than 2 feet away from them?

Like a PP we got the bath up in the loft and now have a huge walk in shower in the main bathroom.

I think it can work but depends upon the children. My siblings are I had a downstairs playroom but preferred to use an upstairs spare room as a den/secret hideout specifically because we were away from parents

This is an ages and stages thing. When they are young enough that you're still calling it a playroom then I agree with you. But with older tweens and teens then a "den" out of the way could be great. Friends of ours did this, a room for adults to escape into crafting or gaming when DC were little, then the DC sort of took it over as they got bigger.
