Would you sacifice a 3d bedroom in a 3-bed to convert into proper bathroom?

And how would it affect the resale price (eventually)? I'm looking to buy and this is a very good house/layout, a 3 bed semi, but they have a TINY shower room - cubicle is ok in size but there is nearly no floorspace or ANY room for furniture, even wall cupboards - they have a very small cupboard over the very small basin.

It looks like at some point the bathroom was either downstairs or in the small-ish 3d bed. I'm used to having a bath even though I mainly use shower, but I like it over bath to wash hair etc, and do want an option of a bath.

But a) I'm worried about resale value; b)what would it cost to install all the plumbing into the 3d bedroom? Or leave the shower room as is, and have freestanding bath with handheld shower attached in the 3d bedroom?

You would need to speak to a local estate agent: where I am downgrading a 3 bed semi to a 2 bed would make it unsellable.

Any capacity for a loft conversion? Then go for the nice bathroom on the first floor?

I think you’ll find this house is more expensive than a 2 bed with a proper bathroom. So you’d have to spend a few k putting in a bathroom to lower the value of the house.

Is it possible to just enlarge the bathroom a bit? An extra 1-2sq meters would do it and you’ll still have 3 bedrooms.

Alternatively, aren’t there similar houses in the area that are arranged as a 2 bed + bath?

All the Victorian terraces around my way would have once been 3 beds but without a bathroom so the third bed is changed to a bathroom and they are made into 2 beds

Can you use rightmove to see floorplans (and sold prices) of similar nearby houses? They may already be set up as two beds, or have loft extensions etc. It might give you a feel for impact on price of any proposed work.

Tbh I wouldn’t lose a bedroom- no one I know would choose a 2bed house over 3 bed without it being cheaper

Yes, there is a large roof space/unboarded loft, Hercomplex. No idea how much would it cost to turn that into a 3d bed, but the price of the house is good - a bit below mu budget.

Master bed is a good size room, but not enough space for a ensuite.Absolutely no way you could enlarge existing shower room. Agent said that originally the toilet would haev been separate on ground floor - ther is one still there but they took out the bath and installed the loo upstairs hence no space for the bath!

Could you have a bathroom on the ground floor (by extending / stealing some space from another room) and retain the shower room upstairs?

Our bathroom is downstairs in an extension off the kitchen. We're going to steal a bit of bedroom for an upstairs shower room (not more midnight downstairs loo trips!) but keep the downstairs bathroom too as I love a proper bath.
The price difference between 2 and 3 bedroom houses in our area is about £40-50k so we can't afford to lose a bedroom.

If you upload floor plans we might be able to make suggestions? But in most places turning a 3 bed into a 2 bed would not be a good use of money re resale.

I'd have a stand alone bath in the master bedroom and keep the shower room
