Hi everyone, I'm so gutted and really gutted! Put a really good offer in but still could have gone higher and was outbid. It had so much potential and we loved the area and it would have been a great move for my kids. So angry with myself and feel I was badly advised on what to offer. Has anyone else had this? How do you get over it?

Can't you just up your offer and offer your maximum to secure the property?

Thanks for your reply but it's too late, they've accepted another offer. Perhaps there were less strings attached - cash buyer? I still feel so down about it and feel like I've made a huge mistake. Keep thinking about where I would have put the Christmas tree. Blush

You'll have to let it go OP; that way madness lies.... There will be another house out there for you.

But leave a letter with the estate agent saying if it falls through you'd be interested.

There will be another house. But if you really loved it let the estate agent know. About half of offers don’t go through in the end according to estate agents round our way.

I thought this 6 months ago and was kicking myself. But a much nicer house with more potential came up. We should be exchanging just after Christmas.

Definitely let agent know your offer stands in case this one falls through. Our house sale fell through twice before we finally sold to the couple who'd put in the very first offer (that we'd originally turned down).

Not the Christmas tree again... Hmm
