I've just had a text from a neighbour saying they have dry rot due to water incursion from my side of our shared fence and their insurance company may be contacting me. We live in a 1920s terrace.
The problem started a couple of years ago and last summer I had my house repointed as they said that the water seemed to be coming in from my side. I was suspicious at first as it seemed to tie in with them having their back garden paved over. It came to light that my conservatory was draining onto the pavement (down pipe just went straight out - no actual drain!) in the very narrow gap next to the shared fence. Conservatory was built before I moved in 8 years ago. This summer I had the gutter rerouted into a water butt on the other side, I used their builder to do this and to patch up the pointing on the wall of the house in the gap (builder made a real mess of it - I wouldn't trust their knowledge or skills).
Has anyone else been accused of causing damage to a neighbouring house and can you tell me what to expect? I am terrified it has spread to my house as a largeish crack has appeared in my wall (a central wall, not shared with them).
