£66k Loft Conversion..too much !

3 bed semi
Full width dormer to rear
Small dormer to the front
Aluminium sliding window to rear with Juliet balcony
One bedroom
One bathroom - to be fair the bathroom is not over the existing bathroom so will involve additional plumbing and building work

The cost I've been given is for build only - no bathroom items, no carpet, no decoration

We are in Sussex.

I was expecting £50-£55k

Am I hopelessly naive !!?

We are in West Kent, have a 4 bed semi and were quoted £50k two years ago, but that was down to the plug sockets....that said, we already have a third floor so it was a reconfigure rather than needing steels.....

It does seem quite high to me - although does that include all of your planning fees, building control, architects? (The 50k was just the build not the drawings for planning and obtaining consent etc.)

Hi @Panicmode1 yes, I have already paid architects and planning fees etc - this is just the build. It does include VAT.

it's the first quote so I am getting additional quotes too ...!

I had a quote for a porch that ranged from 6k to 18k so I’d say get more quotes!!

We're having work done and my architect has already warned me quotes are rocketing due to materials supply & brexit. Not sure how accurate this is but any excuse to put prices up x

Yup my architect has said same about prices going up massively. We're in south east too (not London).

We are having a 60 cubic meter dormer put onto a bungalow in Yorkshire, including double patio doors, 2 windows and 4 velux. stairs, floor strengthening, steel in roof. Electrics and plumbing 2nd fix without bathroom being fitted by him or plastering. £32k.
We've also had ridiculous prices way over this. Look for someone who specialises in dormers and roofs rather than a general builder

Sounds expensive to me too. Could you possibly change your spec a bit? Most standard loft conversions do not have dormers at the front, just veluxes. Also, am wondering if sliding doors are more expensive than french doors.
But yes, get more quotes!

Rising costs are worrying, as we are also planning major works next year.

Hi all - I have asked to recost based on no front dormer.
I think the thing I'm really keen to avoid is having the bathroom in the rear dormer (which would be easier / cheaper) as existing bathroom is at rear. But we want the dormer to have max views out across garden and not be 'halved' by a bathroom

That may have pushed the costs up, especially having the bathroom on the other side as I would expect more drainage work to be required. Should be interesting to see if the next quote will be cheaper, fingers crossed!

We were quoted £54,000 3ish years ago for a loft conversion. No dormer loft space is around 7x7. Didn’t include the bathroom suite or tiles but included everything else. That was our cheapest quote.
