I'm interested in what sort of quotes people are currently getting psm in the south for single and double story extensions. Online calculators are saying around £2k psm but my local area has gone completely mental and people seem to be shelling out £200k for not particularly extravagant kitchen extensions. Ours would be quite large approx 50sqm single story (double if we went 2 story) and I'm trying to work out if it's a total pipe dream.

Single storey 36sqm £1666sqm in midlands. I saw a chart showing regional variances and I reckon it was nearer the £1900 mark single storey in the south. Add another storey at about 66% of the cost per sqm.

We are at the stage of trying to get quotes for our single storey extension with some internal remodelling. We are going 6 metres across 3.5 metres out. Kitchen diner with utility/shower.
I'm starting to lose the will to live a bit! We are also based in the south East. 2 quotes so far. Lowest £72000 not including kitchen and final steel information. 2nd one £75000 plus VAT not including kitchen, flooring and windows.
We are not willing to pay that and just won't go ahead if the other quotes come in at the same sort of price.
We are also south East.

Depends on the part of the uk you are in ..
we had a garage conversion , new kitchen and a signal storey extension and a load of other things done and it was around £80k . Fab builders too!

We are south east getting quotes in now ranging from £2.5k to £3.5k psm for just build. Its not that fancy either.

We're just starting the design stage with our architect, but he was saying prices have gone bonkers too. He was getting ones for £4.5k psm for a recent new build they designed. South east also.

I think the calculators are just totally out of touch then. £4.5k - gosh we could never afford that!

We’re in the middle of a single storey extension in the south east - approx 65sqm and will come in at about £95k excluding kitchen and 6m sliding doors

About £1.2k PSM for everything, but we had most of downstairs done at the same time. So about the same area of internal work, an expensive kitchen and some other bits. The actual build was about £850 PSM to plaster and second fix.

We are in the north.

My architect suggested about £2k psm single storey.
I guess the price of building has gone up because Brexit made many of the European builders feel unwelcome in the UK (I don't blame them).

Wow where are people finding these super reasonable builders. I have had 7 quotes! Well if anyone can recommend a builder in Berkshire for under £2k psm please share Smile

Double storey extension in the NW was £2k per square metre (to plaster finish). Dont forget VAT on top. That was about 2 yrs ago.

Didn't include flooring, kitchen (or fitting), bathrooms (but did include plumbing for bathrooms) or bifolds.
