Opinion on Streatham Vale for family with baby and older child.

Hi,

Does anyone knows area called Streatham Vale? If yes, is location suitable with children and are good primary and secondary schools?

How many bedrooms do you need? The closer you get to Furzedown the better in my opinion, very family friendly and there are lots of 2 bedroom properties in your budget. If you're prepared to do a little bit of cosmetic work (maybe not with 2 young children but you never know!) there's a couple of 3 beds and there are a few nice schools in Tooting/Furzedown so it would suit you well (in my opinion).

If you scroll down on Primelocation, you’ll get ‘About Neighbours’. It says on there that the area is mostly renters and shared ownership, students and single people. So not a family area.

That website will give you info on schools.

If you want top top schools, loads of professional families and tons for kids to do (sports clubs, leisure centres, numerous Baby and toddler classes, parks, playgrounds etc) have a look at Sutton. A 3-bed house would be a similar price.

That house is in a bit of a dead zone. 0.6 miles from nearest train station. You're not quite Norbury, not quite mitcham, not quite streatham. It's not the nicest place really.

There you go, OP. I’d be looking at that sort of house for the budget.

For primary schools you’d stand a good chance of Robin Hood or Cheam Fields. Both lovely and the latter even has its own swimming pool. Secondary catchment is for the outstanding, high achieving Cheam High but you could also apply for a catchment place at one of the selective grammar schools.

The house is within walking distance of Sutton Town centre for shops but also Cheam Leisure Centre, 2 libraries. The playground is Cheam park is amazing + Nonsuch Park is lovely. Cheam Village has a Waitrose and independent shops. Sutton Sports Village has a gigantic playpark, trampoline park and other kiddie stuff.
You could also check out David Lloyd Cheam - indoor and outdoor pools, little soft play, crèche (great on maternity leave) and tons of stuff for kids and adults to do. Lots of baby and toddler stuff, eg Gymboree, Busy Lizzy, baby sensory etc Many sports clubs within walking distance too (badminton, tennis, football, cricket rugby etc)

The station is a bit pants but only 2mins so perhaps the commute could be ok. Lots of trains at Sutton or you could catch the bus to Morden tube from there.

My budget is up to 700K but less it is better because I am scared of high mortgage. Which station I should be looking at? Cheam, Sutton Common?

You'd need to check you commute, really. Sutton is the No 1 LA in England for secondary attainment and not far behind for primary so it'd difficult to go wrong with schools. You'll get very good access to amenities from wherever. It's also the safest borough in London and I'd say that there's nowhere dodgy. However, the areas do range from poorer to very affluent and some stations are better than others.

For the loveliest places to live for a family, I'd say:

Cheam Village is very nice with trains to London Bridge and Victoria (zone 5). It's only 1 mile from Sutton Station so living in between is ideal for commuting and amenities.

South Sutton is very leafy and highly regarded but it's mostly blocks near the station so you'd need to walk further out. Transport links from Sutton are great. The high street is very useful but it isn't the most aspirational. Most people aim for houses towards Belmont Village or Banstead Rd for a more villagey feel and local amenities.

Carshalton Village is very picturesque and you get great trains if you live between Carshalton and Carshalton Beeches Stations. There's a leisure centre in the village too + while in zone 5, you can walk to actual countryside with farms and sheep. Carshalton Beeches feels very chilled out.
