Can anyone advise on the absolute minimum time you could complete on a house if you are a cash buyer?

Think it was about 8 weeks from offer to completion using EA, a great solicitor and having searches and full survey done. Property was empty and I had already sold my flat and moving from rented. Searches took around 3 weeks.

3 days. Repo no searches or survey. Could have been 1 but id evidence of funds etc

Four weeks. Tree preservation order delayed things by a week. I rang the council and sorted it myself in the end.
