Costs of moving

I'm trying to work out how much moving will cost us.

Out house valued at £250,000. Estate agent is 1% so £2,500.
How much is the energy cert?

Looking at buying a house around £320,000 - stamp duty about £6,000!!!

I'm budgeting £700 for removals as that's what a family member paid last year for bigger house.

So we are at £9.2k before we even add in energy, solicitors and removals.

Does anyone know how much solicitors are these days? We are Herefordshire (Worcs border).

I really resent stamp duty - it's money for nothing!

Most solicitors will give you a quote these days. Google says epc certificates between 60-120 but ask the estate agent as most of them use someone to do the epc and floorplan at the same time.

Energy cert was about £80. Solicitors to sell about £800, buying about £1400

This is getting quite costly. Not sure it's worth about £12k.

How do they justify the stamp duty? Angry

Also replacing any white goods you can’t take....damp and timber surveys...

We live where no stamp duty but we are at about £15k to move about a mile....dh getting more and more tight lipped as he doesn’t actually want to move....

Don’t forget VAT on top of your moving fees, EAfees and solicitors fees. Including stamp duty, my recent move cost me around £15k including deposit payments for solicitor( £285 for sale and another £275 for purchase)

We’ve done / doing a similar mover.

Looking around £12k but we will have two morning fees.

Re removal costs...You need to get a rep round to give you an accurate quote. No two moves are the same so it's pointless asking what someone else paid. So many factors govern the price - ease (Or otherwise) of access, packing or not, supply of boxes, and the day you plan to move as pricing is governed by simple supply and demand before the rep even arrives at the house.
