TA6 form question

I've filled out the full TA6 Property Info form for our buyer. Under Japanese Knotweed I said no, none in the property that I was aware of (lived here nearly 10 years). And no, to the best of my knowledge the house hadn't been affected by flooding.

Their solicitor is now asking about Jap Knotweed and flooding in the local area.

My solicitor isn't great so I want to know if I have to answer this? I don't know of any but these questions aren't part of the TA6 so if it later turns out there has been either of these issues in the area, might I somehow be liable? Wouldn't their searches show this anyway?

Do you know of any Japanese knotweed or flooding in your area? If no then say no! You won't be liable. In any case, this will come up in their searches

Thanks, no I don't know of any but I don't understand why they are asking me if they are going to the searches. I already filled out the TA6 form and that's pretty extensive?

The TA6 form is asking if you are aware of any Japanese Knotweed and flooding at your own property. Now the solicitors acting for the buyer are asking if you are aware of any Japanese Knotweed and flooding in the local area, i.e. neighbours, next road, your town etc. If you are not aware of any problems, then just answer "Not to my knowledge. The buyer should rely on their own inspections and surveys". The buyer's solicitor has probably been asked to enquire about this by the buyers themselves.
