Barclays mortgage & bad credit, pulling my hair out!!!

So applied for a mortgage through a broker yesterday. He said he thinks that we should have no problems as the mortgage term that we want is 40 years and he said affordability wise that we would be able to do it in 16 years.
However, checked my other halfs credit score today and its teetering on bad and fair. Mine is in the good section.
Also, there is an agreement for our sofa which we pay monthly which I completely forgot about!! So this has not gone in our application.
I'm panicking now because we actually genuinely forgot.

Few questions - has anyone managed to get a mortgage when their partner has bad credit (no missed payments for around a year but it's because we've moved house 3 times in the past 3 years and one of his credit accounts is close to it's limits)

How long did Barclays take to get back to you after you put in your application?

I'm sat at work pulling my hair out, frantically googling and trying to get myself in zen "what will be, will be" mode but it's not working.

Unfortunately there is no way of telling... how long is a piece of string? If they refuse you then what will be will be I am afraid. You could however, try a different lender or a different broker. I think our application with BoI took a couple of weeks to begin with... and then we had to reapply because the price of the property changed and the process had to start again.

Your broker (if s/he is good) should really be advising and holding your hand on this. Do they not have a sense of how it's going to go with Barclays?

My only experience with Barclays is our purchase falling through because our buyer was getting a mortgage through them and they were so slow coming through with the offer that he (the buyer) pulled out. Or at least, that was his excuse.

How did it go? Did you get the mortgage?

Katlow · 07/11/2019 16:01

Thanks for your replies!
For some reason I wasn't getting any email notifications.

Credit checks have gone through fine, just waiting for underwriting now so hopefully all will be ok.

Broker constantly told me I was going to be fine but I am a nervy nancy and started checking credit scores on every platform and having a mini meltdown.

Not sure what happens with the underwriters so I'm now panicking about this (surprise, surprise...)

Im an ex underwriter, my job was to check everything you told me was right, that there was no hidden stuff which couldn't be explained. if i found missed items on the score I would add them to affordability and if this meant you couldn't afford what you had asked for i would give options to get less money or to pay off the offending debt. I would check ID and your history and make sure you were who you said you were.
I would also check your insurances and the property valuation to ensure you were safe to lend to.
I would also liaise with your solicitor to ensure that they were on official registers and that they could deliver.
If you failed to get an offer you would be able to appeal it by providing extra information or be given a rough reason why. Don't panic!

Omg aCurlyWurly
Thankyou so much that has put my mind at rest MASSIVELY.
Affordability wise we're applying for 40 years and they said that we could afford it in 16 so I think we should be ok on that front.
I did let the mortgage broker know about the things we missed off too so fingers crossed should be ok.
Just had a call off the broker requesting 3 months payslips from myself and last months bank statements for me and DH so hopefully can get things moving quickly :)

@ACurlyWurly
The bank have just asked me for three months bank statements. to prove where our deposit came from.
within these 3 months I was overdrawn by ~1.5k however took out a loan to consolidate my debts which I included in my application and you can see payments going out of that account to credit card companies etc. Also, I transferred my bonus of 5k into this bank account (which can be seen on my last payslips)
Would this be an issue do you reck?
I am being a paranoid mess at the moment to be honest hahaha

The overdraft issue might be a problem, yes. However, just start again from the day after the overdraft was clear and ensure your bank account is healthy looking for 3 months from that date.

If you got this offer, you'll get another one.

Elbeagle · 07/11/2019 17:24

We were overdrawn in the months prior to our application (paid off with a bonus) and it wasn’t an issue at all.

theboxfamilytree · 07/11/2019 17:28

Yikes, do you always worry this much? It sounds exhausting!

They need the bank statements to do money laundering checks. That's what they'll be used for.

Katlow · 07/11/2019 19:53

Eeeep,
I'll just have to wait and see.
Unfortunately I do always worry this much and you're right it is exhausting!
Hoping the overdraft is all ok. Arrghhh, wish I was more chilled out about it all I just love this house.
