Had offer accepted without asking questions

I got a call from estate agent saying the house we put an offer in fell through so if I wanted to buy it. I accepted as did like it and it would be offered to other people if I didn’t say yes. However there is a lot I don’t know about the house , like if it’s leasehold, is the loft boarded, is there insulation? And I’ve not viewed it again. I don’t know if it’s going to e weird to ask all these questions after the offer as often estate agents don’t know much and will have to contact the vendor. It might look like we’re are going to pull out.its a buyers market here so I guess I panicked when really I should have gone for a second viewing, even though I am still happy to buy it

Are you really prepared to make a substantial purchase where you have a number of unanswered questions?

Zebrasinpyjamas · 02/11/2019 13:35

Leaseholders Vs freehold would be on the agent's advert so check that. For the other stuff, ask for a second viewing. Better to know now the answers before either side spend money. Also remember the agent is not doing you a favour. I'm not advocating messing them around or being difficult, but you must be an attractive buyer if they've approached you again so don't be too reluctant to ask basic questions.

I would never buy a leasehold unless I knew who the freeholder was and what the terms on it are

cheesewitheverything · 02/11/2019 13:41

You can still go for a second viewing.

Non of my questions are deal breakers except unless it had a really short lease, which is unlikely. Leaseholds are common here and usually cost nothing or little. I dunno if it’s common to go for a viewing after accepting to buy some where?

Depends where you are and what the contract law says. If you're in England your offer will probably be subject to contract and you can complete your enquiries and then decide. Your solicitor should advise.

HildaSnibbs · 02/11/2019 14:03

Yes you can go for another viewing after your offer had been accepted - we did twice! Make a list of your questions now and send them to agent and arrange a viewing. You're not legally bound at this stage so don't panic!

Is it on Rightmove? Often there will be information on there saying lease/freehold and it’s perfectly ok to go back to the EA to ask questions. Better to do so now than pay for a solicitor and then pull out after spending money.

Definitely put all your questions to the estate agent/ seller and also go for another viewing (as many as you like!). As people mention, your solicitor will have to investigate the lease terms and communicate them to you before exchange but if helps to get some basic info before engaging a solicitor to save yourself time and money. Also it’s not uncommon for initial offers to be adjusted down later in the conveyancing process once more information comes to light (like for example specific costly issues identified by survey which would not have been obvious when you made your offer).
