I am in process of a buying a small terrace cottage , it’s victorian. Homebuyer report bad, lots of red, mostly to do with roof . Can you leave problems with a roof for a year or two, I want to move in and do work at my own pace - leave it for a while. Or is that unadvisable ?

What is the problem with the roof described by the report? Are there associated issues e.g. damp?

It depends what the issues with the roof are, and how bad they are. Some issues you may be able to hold off on fixing for a while, some could need urgent attention.

Personally, I wouldn’t touch a property with urgent (red) repairs needed to the roof unless it was priced low enough to more than cover the cost of fixing the roof. If the figures worked for me, I’d then get the roof fixed before I moved in.

Problems with the roof will affect the whole property and there is no point in doing anything else until that’s fixed.

It’s to do with damp, and structural work done to purlins with no building regs - although the building reg work - doesn’t look like ongoing problem , but as no regs - needs structural engineer to confirm

You’ll need to get a structural engineer’s report then, so you know exactly what you’d be dealing with, cost and extent of any works required.

If there’s damp you’d need to find out what’s causing and get that fixed before you do any other work.

Issues are highlighted red on the report for a reason. These need urgent attention, and to be honest doing anything else first would likely be a waste of your time and money.
