We have sold our house to first time buyers, just under asking price.
We had a lovely house in mind (we had viewed but couldn’t proceed until we sold) but it’s sold already.
There is nothing else, we have considered other areas and other styles. How long would you reasonably wait for your vendor to find something? Do you think houses will come up between now and Christmas?
Have any of you gone into rented to keep a sale?

We ended up renting for a few months but that was pre-children and I wouldn't do it now. It was brill because that put us I need a very strong position of being chain free. We actually bought a fixer upper and renovated while carrying on renting. It worked out very well.

I’m struggling to find a house I like too. Mine isn’t on the market yet though, so I’m just browsing. Seem to be a lot of scruffy ex buy to let / probate houses in the market, wanting the same price as nicely done up ones. I’m looking in Sale / Altrincham. Just outside Manchester.

I don’t really want to put mine on the market until I’m confident I can find something I like. Although I have had a huge declutter and smartened up a few things like grouting, so that I’m ready to go!

Same here we’ve looked and can’t find anything we like. It’s stopping me putting ours on the market.

Keep looking. Haunt estate agent offices in the right areas. Make sure they know what you are looking for and how much you can afford.
Have you considered mailshotting all the suitable houses in the area you want, to let them know you are looking and that you can proceed immediately.
Plenty of people are putting off moving because the market is slow. You might get lucky.

I think there must be loads of us not putting ours on the market because we can’t see anything we’d like to buy. Which creates a vicious circle.

A few years ago in the autumn time, when I was taking the first steps to put our house on the market, I suggested to the estate agent that we may as well wait until after Christmas as I expected people would be too busy with Christmas to be thinking about looking for houses.
I was sensibly informed by the agent that, contrary to popular belief, Christmas holidays was one of their busiest times of the year. This is apparently due to more people being off work or having additional time at home to both search new properties and or prepare their own properties for the market. I was told that viewings during this time are very popular as people have more time available to concentrate on the preparation or the search.

Years before that, I had an offer in on a property, and the same day I accepted an offer on my own house, and was in a position to proceed, the vendors accepted another offer on the house I wanted and so I ended up in the same position as you. We were about to storage all our belongings and go into rented when in a further search a fab house came on the market, and have been here for 15 years.

Everything happens for a reason... something great will come along for you.

We're exactly the same as you - offer on our house and buyers are impatient to proceed but we can't find anything.
We've got one house that we've been back to for a second viewing but it's not perfect by any means and we just can't decide whether to go for it or hold on.

Absolutely chuff all on the market around here - a few ex rentals coming on (too small) and massively overpriced properties which aren’t budging. We were told it will likely be the spring now when people will put stuff on... still scouring the market though

First time buyers here and just struggling to even find a house that we want to go see! DH suggested maybe we'll have to wait until spring too...ah well more time to save for a deposit!

A couple of years ago we found a house we liked, put ours on the market (which sold straight away) and had an offer accepted on the one we liked. The vendors pulled out of the sale due to family circumstances (they’re still there now) and we started looking again. In the end we gave up and stayed where we were. That was nearly three years ago and still nothing has come up for sale that’s right for us. We’ve given up and are planning to extend!
You might find you need to widen your search area? That’s the only thing that would’ve helped us, but we were set on staying in the same village.

Our buyers waited. Accepted their offer end of May, didn't get an offer on one we liked til aug1st. Moved late Oct.

@MelGrange we are looking to buy in Sale/Alty too and have been for some time. You’re right in terms of the housing stock which is coming up and when something half decent comes up it’s gone so quickly and our viewings get cancelled 😫

We may decide to completely leave that area and go further in to Cheshire where it doesn’t appear to be as hyper competitive.

I just want a three bed, two reception rooms, kitchen diner, driveway and garden...

We’ve probably crossed paths at viewings! You’re looking for the same thing as me.

We too are thinking of looking further out, to Mobberley way. Not too keen on Lymm as there is no train line.

Also considering south of Stockport, Disle way. Apparently traffic is horrendous though.

@MelGrange very possibly. We stopped looking for a short time as I just felt that prices were unrealistic for the work that needed doing. I actually walked out of one property as soon as I arrived due to the thick stench of cigarette smoke.

We’ve been talking a lot about Macclesfield and Bury. DH keen for green, we both want schools and commutable to Manchester City centre for work. It appears difficult to have it all and to me, our budget isn’t too small either. I am a known skin-flint though 🤣

I am starting to get emails saying “vendor open to offers”. Still overpriced though. To get a probate / ex btl up to the same standard will be at least 40k, and they aren’t knocking 40k off the asking price.

I think people just buy them and live in them for a couple of years to get into a good school. Maybe are happy to live in a non modern house to be in the catchment area and will sell on in a few years.
