Costs for knocking down stud walls

We’re interested in buying a fairly newish (2002) build which internally all seems to be stud walls - according to our tapping/knocking. It’s all quite small rooms and we’d like to knock a two stud walls out from the living room to dining room and kitchen to dining room to make it open plan. Anyone have any idea on the costs of this (should there be no complications!) and then making good? Thanks! 🙂

Depends what you mean by complications, are there any sockets, switches, radiators, pipes? Is the wall build after the structural floor was laid? Any coving or skirting? Any floor covering eg carpet? Do the walls need repainting to match the other room? How about door frames and windows?
If none of those complications it could be high hundreds, with more complex issues it could easily be into the thousands, and that's not too mentioned that timber can easily be load bearing (our roof is held up by a pair of 4 by 4 timber posts)

Thanks for reply. The walls we’re thinking of knocking have no switches/sockets/radiators on. Yes walls would all need repainting as well. And yes two door frames in the mix too

So what is holding up the ceiling? If a block wall has been batoned and boarded it sounds pretty hollow.

I would be inclined to lift carpets and floorboards to be sure it's all stud before you do anything else.

We live in a relatively new house too. Just be careful! We thought ours were stud walls and they’re actually what is called dot and dab which means they’re weight baring. We found out when we assumed ours was just a partitioning wall and planned on knocking through 2 rooms!
