Who to employ for guidance ( kitchen dining room)

I've made an offer on a house which hasn't been accepted but I'm juggling with money and hope to be able to increase the offer any day now
The house has the potential to be beautiful and has many original features
The kitchen is tiny and units falling off walls and will need replacing immediately. The dining room leading into the kitchen is also horrible but a lovely big space. As most rooms need new ceilings and possibly re plastering who would I ask to come and advise re what I could do?
Is it a builder or an architect ?

I would get both - but are you allowed access to the house if it's not yours yet?

I would get an architect. They have training to look at spaces and how to make best use of what you have. Light, services and how you want to use the space should all be considered. Positioning of doors, cupboards, appliances, lifting and dining options should all be in the mix. When you know what you want and what alterations you need to make regarding wall and possibly door removal, you can get a builder and engage a kitchen company for a final decision on the kitchen units.

If you're looking at removing walls/altering spaces then an architect for ideas/inspiration and a builder to giver an idea of cost.

Perhaps also a kitchen designer/planner to give ideas how to use the space.
