Best flooring for downstairs?

We are about to start a big renovation and I need to start thinking about flooring for the new part of the new house. What is the hardest wearing, easiest to clean flooring that also isn't going to break the bank?!

It is a working farmhouse, two babies plus dogs and the flooring will be used in the kitchen/diner/seating area with doors onto garden, and in the entrance hall, downstairs loo and utility room. Basically, it is likely to be covered in mud quite often Grin

It will have underfloor heating beneath it in the kitchen/diner/seating area if that makes any difference. I want something that doesn't need special cleaning solutions, doesn't matter if it gets soaking wet, is going to be fairly robust and not need regular maintenance.

We looked at polished concrete but it looks as though it would be expensive and need regular upkeep? We also looked at amtico flooring but another farmhouse we know has had awful trouble with it constantly lifting and they are about to rip it out and replace with ceramic tiles. I also looked at sheet vinyl but not sure if this would end up ripping under our heavy usage.

I think I prefer the tiled look to wood effect, but I'm open to look into anything really.
