Sellers - need reassurance

We’re first time buyers buying a flat that’s currently empty. Vendor lives abroad.

We had our offer accepted end of Aug. I’ve been really proactive with my own solicitor and ensuring everything we need to do our end is done promptly.

I’ve been in touch with the vendor’s estate agent every time we have an update and asking him to pass the message on. He hadn’t been and I had a call this afternoon from the management company managing the property whilst it was rented out - this person showed us round the property and represents the vendor.

He said vendor’s solicitor has been trying to get in touch with mine and the vendors are wondering what’s happening. I spoke to my solicitor straight away and told them to sort it out. As far as I know, everything is on track, no issues, hoping to exchange in the next ten days.

I’ve asked the property management guy to pass on a message to the vendor that we’re pushing things along as much as we can, that we had been communicating but that hadn’t been passed on and that we hope to reach exchange soon.

I’m naturally very anxious - and now worrying about this. This is my hundredth thread about the property purchase because it makes me so nervous! As a vendor / seller - would you feel reassured it’s all going ahead and there’s no issues?

You don’t need to have too many conversations with agent at this stage. Everything should be communicated via your solicitor.

Join the club. Its a nightmare buying and selling. I think solicitors are generally poor. They have too much work on, some estate agents are idiots. It is normal to find it stressful. Just keep plugging away, then breathe in and breathe out. It usually gets sorted int he end and if it doesn't there are plenty of properties out there. best of luckxxx

Thanks - we really have no idea what we’re doing.

So it turns out our solicitor hasn’t been communicating at all? Every time I’ve spoken to them, they’ve updated me - got mortgage offer, searches back, reports being done, we’re in good shape etc etc.

I’ve relayed all this to the property management company representing the vendor and asked him to pass it on. As a seller, would you feel comfortable that it’s progressing after you got that message?
