Netherne-on-the-Hill, Coulsdon

Hi,

My husband and I are thinking about moving to Netherne-on-the-Hill, Coulsdon and would really appreciate some local insight. Is the area a nice place to live and are the people friendly. Also we both work in London so is this a relatively straightforward commute. I can see there is a bit of a walk to the nearest bus stop so is this safe, especially in the darker winter months. Any help would be most welcome.

Oh wow! I live not too far away but have just had to look up Nethern on the Hill. I can’t imagine it not being safe. My main concern would probably be noise from the M25 and A23. I have noticed with some of the areas in similar locations that on a bad day you’ll get motorway noise.

We know a few people that live in that village. Always seems lovely community but don't know about commute as they both worked locally.

As we're both commuters and sometimes get back quite late at night, I guess I'm just looking for some reassurance on how safe the walk is from the bus stop on brighton road up to netherne drive.

Petal, I just took a drive to see this village that I've never heard off Grin

It looks very nice with the coutryside around it. Personally, I'd definitely feel safe from crime going up the lane but... it seems very steep, narrow and has no pavement. So you'd probably need to get a hi vis jacket, especially in the winter months. Or drive to the station.

Do you know of this development that I've linked to? It has a very similar vibe to Netherne in that's it is a nice modern development. To one side, you get a little woodland nature reserve and to the other there's the Queen Mary's Park which backs onto farmland. There are public footpaths taking you to a country park, lavender fields etc. No through traffic (but there's a school so drop off and pick up times are busy). It's a 10-15 min walk to Carshalton Beeches station (zone 5) on a pavement along a lit up, level road. Amenities too. Might be worth a consideration as it'd be much easier for walking/public transport and also green and lovely.

It is a nice place up there but could feel a bit cut off. In winter, probably best to drive or cab back late at night.

We live nearby in Coulsdon, and if you have kids be aware the schools are quite far away.

If I were you Id look at nearby areas with better transport.

You can walk to Coulsdon South from Old Coulsdon, which is a really lovely community.

If youre looking for new build consider the new Cane hill development.

Check the tfl website. They're talking about improving the bus service very, very soon.

@JoJoSM2 thanks for all the info, hadn't heard of this development in Carshalton but will check it out.

@user1471504372 we did come by Cane Hill but were late to the party, not too much stock left at this point. Shame really as it's quite nice up there by the village green and pond

@MitziK interesting - will have a look around as I couldn't see anything on the website.

Househunting is a tough game...I'm not moving again for at least 10 years!!!

Have a look at Old Couldon, new houses are being built there on smaller scale.

We considered this community - there's a community minibus service to Coulsdon South Station: nmanltd.com/netherne-community-bus/

If a quick commute is important to you, I'd recommend closer to Purley (quick trains to Victoria and London Bridge, and Thameslink trains), or somewhere on the East Grinsted line: Sanderstead, Riddlesdown, etc.

The Caterham & Tattenham Corner lines are ok, though a bit slower. Coulsdon South is also on the Thameslink line, as is Merstham which is a bit further out but quite villagey if I remember correctly.

You will likely be snowed in at some point - but if I had the opportunity to live there rather than where I am a few miles away, I'd take it.

I had friends who lived there. They did get snowed in, plus found it to be inna black hole regarding school admissions. They didn't get any of the better local schools they put down and ended up going private which they didn't really want to do. Check out how far local schools have taken from innthenpositioin few years.

Personally I'd rather buy a newish build in a smaller development which has access to a regular community and shops/schools/doctors etc.
