Landlord selling home

Private renting . Currently im receiving benefits after relationship breakdown from childrens father time goes on and now Landlord has decided to sell property . I have contacted council who wont help until all relevant steps are taken . I'm happy to private rent again but recently discovered I have a benefit cap with results me unable to afford private rent prices . I'm on band b of list but said around 3 year waiting list

Has any one been through this similar circumstance I would appreciate any advice this is the first time this situation has occurred and I'm at wits end

What would happen if I moved back with my parents
I have 4 children.. 10 6 3 5months . So not ideal but emergency housing from council is 1hour 30 mins away from where I live I have 2 children settled at school one at nursery and this would not be ideal to get school ect I have lived the area all my life 😭 really dont want to move away from here

I'm so stressed and anxious all the time this is all new and confusing hoping some one has some advise

get the council to confirm but it is quite likely that if you go to your parents they will wash their hands of you as you won't be homeless.

to get help you'll probably need to wait until evicted by bailiffs. The costs of this will be down to you although it is rarely enforced. It takes about six months or more from the expiry of the section 21, assuming that is valid.

the 'help' will be a b and b unless you get lucky. This situation is due to right to buy, too-low taxes and similar policies voted in by the British public with varying governments over many years. Not good and will get worse as more landlords will be selling up.

does sperm donor provide any financial help or has he just washed his hands of all of you?

many of us do have to start again elsewhere for financial reasons although it isn't easy.

In my experience, they often try and tell people the emergency accommodation will be 1hr+ away, so that people do exactly what you are thinking of - move in with family or friends etc, and then the council has no obligation to house you are you are adequately housed, and you just wait 3+ years on the waiting list. So they want to try and scare people off "going homeless" as an easy route up the priority list.

That's not to say they definitely won't place you in a b&b 1hour away, just that in my experience in the 6 families I know who have experienced being made homeless by a landlord, all ended up being housed in emergency accommodation in their own borough. If you have kids in school etc, I think they do try and keep you in the area whenever possible.

I'm in a similar situation at the moment - our LL served notice a few weeks ago that they require us to leave the property as they intend to sell it. We will struggle to afford another private rental in this town, we're waiting to see if we can get social housing (uncertain). If we move away, DH will not be able to afford to get to his job as we don't have a car. Public transport is not an option due to his work pattern. Worried he'd be considered as having voluntarily left his job if we move away to another district, & therefore ineligible for JSA. I'm disabled & can't work, not sure how we'd afford to live. Or we could try for a private rental locally, but they are eye-wateringly expensive. If we managed to get one.

In our area, it seems that if you can prove ties to your area (work, school, family, etc) you are more likely to be eligible for housing than someone with no or less local ties. Also banding will increase as the urgency of your situation does. Obviously there has to be a suitable accommodation available as well.

Thanks for your replies . Has anyone got any idea on how the benefit cap works , this is a major issue with me private renting again

Your housing department should be offering you and advice and have drawn up a personal housing plan with you, including explaining g the impact of the cap etc. - if they haven’t done this you should call Shelterline for advice. england.shelter.org.uk/get_help
