New bathroom London

Hi

We have a very small bathroom - barely fits shower, toilet and basin. It's in a bad state - mould on walls, no proper ventilation (except a window). Basically needs a complete re-vamp. We live in zone 2 south east London. Have been quoted an all in price (including bathroom suite) of 9200 plus 300 extra for replacing window. Are we being hugely ripped off? From google the average bathroom price is 4500 and ours is tiny so I'd expect it to be less if anything. Is it way more expensive in London?

My last bathroom in London was about £7k plus bathroom suite
So it's not that bad
Did they give you a breakdown ?
Can you lower the cost with cheaper bathroom suite? Cheaper tiles?

Thanks that's helpful. No breakdown but we have to choose the suite from a specific supplier which I gather is fairly high end but not designer. That price is also fixed so they won't charge any more if they encounter unforeseen problems.

If that price really is fixed and includes all fittings and appliances, then I think it seems like a fair price.

We had something similar done about a year ago. It turned into a nightmare because we had to have a lot of additional building works done once the old horror show got ripped out (trying to forget....). In the end, we paid about 12k for a complete revamp of a small shower room. I think 2k was the additional work and 10K was for the bathroom works.

You should be able to get it done for less if you employ individual trades especially if they’re below the VAT threshold. For the hassle free, all in option in zone 2 the price sounds ok (depending on the quality of tiles and suite etc).

I’d say there’s little difference between a tiny and a bigger bathroom as it’s still the same electrics, connecting of white goods, ventilation etc the only difference is a few sq m of tiling and painting so only a few hundred pounds worth of stuff.

We recently had our small bathroom completely redone by London (1.4mx2.2m) and including fitting was c£8k. That was old suite, tiles tc out and disposed of, new flooring, radiator, bath, shower, shower screen, tiling, vanity unit with basin, cupboard over vanity unit, toilet and repainting and plastering as needed. I sourced all the items, we didn't go for the cheapest ones, went for mid range which looked more durable. It's more work to source it all yourself but you can get exactly what you want and can see the deals yourself.

We’ve just had a bathroom replaced in southeast London. Everything was ripped out and replaced, plus new spotlights, heated towel rail and extractor fan. The labour cost was £6500.

We are in SE London and had our tiny bathroom done 4 years ago. Labour was more than the bathroom suite/ tiles. Total cost was 4.5k

This is the man we used - he charged us £3900 for taking old suite and tiles out and disposing of, tiling up to about 1.4 metres on all walls, fitting wood panelling on one wall, painting room, completely new plumbing for shower and plumbing for radiator, vanity unit, toilet and bath, fitting suite which was vanity unit, cupboard, radiator, bath, toilet, shower over bath, shower screen. Price included £350 of materials. Took 2 men 6 days. Everything was perfect. I was going to pay him and he insisted I check everything before I pay him and wasn't taking any money before then.

He came round same day to quote, we asked for start in 2 weeks, said he could do - got pushed back to about 4 but was fine. Not sure if he covers SE London though but may depend how busy he is. Think he's based roughly around Stratford, works with someone else, also excellent.

I was nervous about using Rated People but it was fine - we had two people offer to quote but as soon as Alex came round he quoted £2k less than first quote, was very polite, nice and efficient just went with him and turned out fine. We don't live at house now so he sent me photos to keep me updated and husband met him a couple of times and checked everything which was perfect.

I think thats pricey...but depends on cost of the fittings...ours was a wreck and needed a new floor, all walls levelling and plastering, plumbing etc etc....but we used huge tiles so that brings the cost down loads...small ones cost lots more to fit. bought all furniture off ebay...would have got a better quality quadrant shower unit as have had to replace rollers etc...total cost was about 2k.
