Probably a ridiculous question, and I know the answer is get an architect and quotes from builders...
Any thoughts from people who have recently done it on cost for a single storey side extension (it will be the length of the house so two rooms) plus knocking kitchen/ dining room together?

I think rule of thumb is £1500-£2k per square meter for the extension.

We've been meeting with architects recently about a planned extension. The one thing they all agree on is that construction costs have increased noticeably in the past couple of years. So I'd bank on more like 2.5k per square metre (more if you're doing anything fancy / interesting).

Currently getting quotes ourselves, some as high as £3.5k per m2. Good luck

Oh wow. Thank you! And that 2.5/3.5k/m2, is that just the basic sq metre cost? Ie the cost of the building/ electrics etc? And then I would add in the cost of a new kitchen separately?
I am going to play around on a floorplanning website tonight and try to figure out roughly how many sq m we are looking at.

I specialise in single-storey extensions In South London, and my usual costs are as follows for 3*5.

  • 42K simple shell including an opening 1st fix electrics plumbing and wood. ready for finishes (excluding bifolds, including Velux)
  • 6K next room renovation (typically removing the wall between kitchen and dining and refurbishing it fully.
  • 12K finishes including kitchen and understairs toilet (client supply finishes)
  • 2.5K Underfloor heating
  • 3k upgrading adjacent room floor to extension insulation standards
  • 1-6K garden works
  • 1-3K other possible costs depending on access and parking

Total usually is something between 55K and 85K.
