How much notice would you be required to give a tenant if you needed to move into the property ?

England - two months on a section 21 assuming that they were no longer in a fixed term. Sec 21 doesn't mean they will leave, it simply allows you to start the legal process if they don't. If they dig their heels or are after a council place, expect around six months before they leave.

I hope you have legal cover for the costs, which are allegedly down to the tenant but this is never enforced. I also hope you've served all the right documents at the start.

If they are still in a fixed term you need to use section 8, which may or may not work - get specialist advice as it depends on the terms of the tenancy.

join RLA it is worth it -they give you advise by phone especially useful for filling in forms - with their help I did not use a solicitor - I got my tenants out BUT be aware section21 is a slow process & must be done properly - it is also dependent on the waiting time for courts etc - it will probably take 5 months if the tenant decides not to go &you cannot force them. You need to make sure the gas safety is up to date/ they have the advise book on rent (brain freeze cant remember the name/ & deposit scheme
