When buying a house... Is a modern kitchen/bathroom a priority to you?

Or would you be happy enough to buy a house with a dated kitchen or bathroom with the intention of changing it?

Also, how much does a modern kitchen/bathroom impact value of house?

I wouldn't put in a new kitchen just to sell because it maybe not to the rate of the buyer. The thing to do is get the price right, so you're reflecting the work that needs done. Look at sold prices for comparable places in the area, 'finished' ones and do-er uppers, and see what you'll get for it in each state.

Nearly every house we view has needed work, which we are not adverse to - but the price needs to reflect that. It's costly, messy and time consuming.
To modernise, I have to find that cash to do it, where as buying a more expensive, already done house does mean higher mortgage/SDLT/deposit - but I haven't got to find the cash or live through it. Sadly where I am, ones needing work still go up for the same as a fully done house.

I’m dreadful for this. I’m really fussy with my kitchens and bathrooms, as even a modern one hasn’t cut the mustard for me. We’re looking at the moment and as I’ve had 3 kitchen renovation in 15 years (different houses) and am similar with toilets/bathrooms I’m open to a project and having it the way I want it.
So your kitchen would not bother me as I’d be planning on how to change it Smile

Honestly, it depends. I hate glossy ultra modern kitchens so would have to rip it out anyway, new or not. I would probably rather a realistically priced home where I had the money to replace according to my own taste.

We viewed a house and the kitchen although new was not to our taste at all. So for us we’d rather it was dated so we could put in something we’d like

Thanks everyone. I’ve been looking at sold prices in our area and surprised to see that many are selling higher than what I thought ours was worth, even ones with fewer bedrooms are selling for more. Alot of these houses have dated kitchen and bathrooms but it’s the nature of the area... The closest town is nick named ‘god’s waiting room’ 🤣

Depends on who you're marketing to. Friend selling a 2 bed terrace estate agents said that first time buyers now expect the latest, modern looks because they're used to seeing shiny lifestyles on social media and many rented properties have (cheap) modern kitchens. They also told her many have saved long and hard for their deposits/house prices have gone up, so would be worried they would struggle to get the money together for a refurb once they're in. She had to replace her kitchen and brand new carpets to sell as the competition was strong at the lower end of the market as lots of similar houses to hers

Our larger 4 bed house our estate agent told us not to bother with renovating our 1990s kitchen if we wanted to sell, because buyers would want to choose their long term family home kitchen themselves.
