Wasn't sure where to post this, but I recently moved out of a rented property, deposit is in a protected scheme, I left the house spotless, did everything they asked to make sure it was ready for next tenant.
Once I'd moved something in the living room I noticed a pen had fallen down and leaked ink onto the carpet, not much at all really in the corner of the room. I had the carpets professionally cleaned but it didn't come up, I scrubbed and scrubbed but it was still faintly there.

Spoke to my letting agent they didn't think It was that bad and said they would speak to landlady. Heard back today and she wants to replace the hole carpet, it's a big living room. Letting agent explained to her they can't charge me for the whole amount it will be a percentage based on how old the carpet is and how long I was there ect.

I understand, I really do, and was half expecting it. But what I want to know is 1, what's a reasonable amount for me to be charged? Carpet is 3 years old (letting agent goes on a life span of 5 years for carpets) I was there for a year and a half.

I think the landlady is a CF for trying to get a new carpet out of it, but I'm not sure how the law stands, hopefully someone will come along who knows more than me!

This is something you take up with your deposit scheme by raising a dispute.

landlady gets remaining value of carpet (2/5 of its value) further divided by the area damaged. In other words - bugger all which is why you don't find flash carpets in rentals.

as noted, raise a dispute. She would never get full replacement even if you had scribbled all over it, that's betterment and it doesn't work like that.

Yes I think if it is as minor as you say then you argue it with the deposit scheme that it is general “wear and tear” x

This is the mark that's circled. The darker bits are just where it's been cleaned they arnt damage or anything. It's literally just what Iv pointed out. Thank you for the replies

This is the only time I'd have sympathy with the letting agent for having to deal with such an idot landlady. Appreciate it's a photo but I can hardly see a mark. I'd refuse any deduction she claims, provide as much evidence as possible to deposit scheme. Its unlikely she'll get anything & as previous poster said if she does it will be 2/5ths of the tiny area...so sod all.

She's probably hoping you'll not want the delay of going through dispute process & will settle outside. If you can afford to, don't. This is why people hate landlords.

The letting agent have been pretty good, I know them well personally and I've rented through them for years and they have even said you can barley see it.

I can afford to dispute it I'm not in a hurry for the money so I will definitely do that if necessary.

I'm happy to pay for the damage, just not happy with the landlady getting a new carpet at my expense 😩
