Anyone Care To Share Their Roof Replacement Quote?

I have a Victorian mid terraced house in NW London. We need a new roof as we still have the original and it's starting to leak.

We don't know what we should be asking builders. Can anyone help with a list of things we should consider replacing? Tips on what should be included?

For example we know we need:

  • Scaffolding front and back
  • Waste disposal
  • New slate tiles
  • Chimney / joists - what is typically done here when a roof is replaced?

What else should they be doing / including in their quote?

Well you can have 3 prices... 1 for real slate, one for fake slate, one for concrete
Could also ask if they think they can reuse the original slates... would save you a small fortune

They will reuse the joists if they're sound and suitable for the tiles you choose. They should want to check out the loft and have a look.

Chimney may need re-flashing

You may also need new insulation.
When we had ours done 3 years ago we swapped slate for tile, chimney repointed, fascia and soffits replaced, velux window, new gutters and loft insulation. It cost £4500 for a 3 bed semi, and it only took 4 days to do all the work.

Which part of the country do you live in Yubaba - if that was in London you got a good deal.

I’m in Manchester. We used a local company but they have an excellent reputation, they had 6 people on the roof at one point!

I have heard that Spanish slate is a lot cheaper, but can last as little as 10 years before needing replacing.
