We have an unusual semi (1930s modernist) that are the only properties like this in the area. Ours was very dilapidated as it has been unoccupied for 25+ years so in need of major refurbishment. We have applied for planning permission to build on top of a porch (front aspect) and garage extension (front and side aspect) that was built in the 1970s. As the house is L shaped the porch and garage that were built are built infront of the furthest back aspect, flush with the aspect nearest the road.
The planning officer has written to say they would not support it as the local guidlines state that a two storey front extension cannot be in front of the principal elevation. In this case the principal elavation is on two aspects, the front and the part of the house that is stepped back.
Has anyone had someting similar passed or aware of any planning decisions/appeals passed where the plans were contrary to local guidlines but allowed because the property/circumastances are individual that I can make reference to?
