Dismissing Property Factor

We are in the process of trying to dismiss our property factor. Unfortunately one of the owners is opposed and one can not be contacted. There are 6 properties so 4 are in agreement. Does anyone have any experience of sacking a factor. Can one property objecting stop the others from proceeding. We have no idea why they are objecting as the factors have been shocking and are costing us a fortune. We have found an alternative factors charging half our current bill so are totally baffled as to way they wish to remain with current company. Anyone been in a similar situation? Thanks

What do the title deeds say
It is usually a majority of owners

The title deeds are not specific. Seemingly we need 2/3rds in favour which thankfully we now have. Those in favour just want to get the ball rolling but opposing neighbour is being awkward and is convinced we need her approval to proceed. She is seeking legal advise. Everyone else is confused as the factors are dreadful and costs are outrageous. Why she wants to continue dealing with these guys is beggers belief. Very odd.

Because often people are resistant to change, even when the recognise the current provider is no good.

Do you have an alternative Factor in mind?
I don't know how these things work, but could you find an equivalent block /building and find out who their Factor is, and what their maintenance costs are.?
Maybe you can get your neighbour on board if you can produce figures showing "Shysters & Co charge us xxx, Nicefactors & Co charge this equivalent block only xx"

Thanks,. That is our plan but we think that there must be an alternative reason for them wishing to remain with current factor as they aren't even entertaining saving £80 per month. Hopefully we can proceed without there agreement. So stressful for all the other owners who are struggling to pay current charges.

Hmm. I wonder could there be something fishy going on. Could your charges be high because they are being split 5 ways instead of 6?
