Anyone live in any of these areas?
Good points bad points
Which are is considered the nicest?
And best for 30ish couple with no kids at present

If I was a couple without kids, I'd pick Purley. It's got enough of a town centre on the doorstep and quick trains into London. Probably the easiest to get back home late at night. I love the David Lloyd Purley (great facilities and an amazing spa).

No not for me, my last child to leave home (praying hopefully)
My ds and his gf, they are both 28
He has lived in big country houses all his life, very quiet surroundings, very fussy with noise
So probably looking for the quietest place within 1 mile of a station, nowhere near a main road or a trainline though (I can already see this being a very long search... might need to email kirsty and phil Grin)
Budget is 400k ideally he wants 3 bed detached... I'm thinking 2/3 bed semi is far more likely.

Cant see Purley being affordable
Most of kenley seems to be within 50m of the main road
The quiet part of caterham seems to be more 4 bed detached or flats (cant see him coping in a flat)
Warlingham around the green seems most affordable and quiet

Commuting? Have a look at Coulsdon, towards Chipstead so away from A23 and trainline. Has 2 stations so well connected, with a Waitrose and Aldi. Warlingham might work but others very suburban.

Purley has the awful roundabout and I've heard the train noise from up in the hills that way (might be on bad days only, though).

Coulsdon or Chipstead might have some better options.

We're in South Sutton and it's super green and quiet - only birds about, very very little traffic + you can walk to the countryside (you need to be at least 1km from the station, though, as the town centre is built up).

Carshalton Beeches would also be spot on. Not Cheam as you tend to get hum from the bigger roads. I think South Wallington might also suit.

Banstead is also very green and I think it's mostly very quiet. More affordable but the trains are pants if they need to commute into London.

I think this house should be pretty quiet. The B road on the map nearby is not busy at all (cars parked on the sides and people passing each other at 20mph, no traffic jams etc). Seconds from the woods.

Only real problem with that place would be the occasional escape from the prison (police, helicopters, people hiding in gardens) and traffic cutting through the back doubles every rushhour. The Marsden isn't particularly noisy as hospitals go, though(used to work there).

Chipstead/Banstead sounds more suitable for him, though, if he can afford it.

MitziK, tbh it didn't even occur to me the prison is there as you don't even see it walking in the woods. I can imagine looking at a map it would pretty offputting. However, a short walk east and there are fields, sheep, horses, farms and farm shops etc. So not that particular house but sth nearby could be ideal.

If he's looking at Banstead and Chipstead, then could pop into Woodmansterne - feels very villagey. Or Walton on the Hill - feels completely rural and tucked away and possibly a bit fancier than the other places.
